Brendan and Jim,
As stated in the engineer's letter,the current roof structure is not up to code and potentially poses a serious life safety
concern as is. Additionally, energy code requires that the existing cavities of the roof be filled with insulation during this
project based on the scope of work. That will also increase the amount of snow that could accumulate on this roof,
further increasing the need to have structural work done to the existing roof. Because the insulation is a required item
by the energy code, this structural improvement is also required from a life safety standpoint.

Hi Jim,
Thanks for meeting with us this morning. You had concerns about Existing roof as it relates to setbacks. See
attachments that explain Existing and Proposed conditions within setbacks:
• 16050—Calderwood... (Survey)— For your reference.
• 1112 Waters Letter—Letter from Structural Engineer explaining the need to augment the existing to remain roof
structure.
• A106 Existing Roof Plan—Shows perimeter of Existing roof line and non-conforming (to be removed) shed below
@ area in question.
• A114 Roof Plan—Shows perimeter of Existing (augmented) roof line within ditch defined setback and Proposed
walls and roof within building envelope.
• A501 Roof Assemblies—Shows Existing Roof Assembly and Proposed (augmented Existing) Roof Assembly.
I have also forwarded an email determination (below) allowing this dimensional increase (vertically)to an existing non-
conforming element.

Hi- I'm so sorry I neglected to follow up with you! Here are the answers.
Improving the area of roof in the setbacks in order to meet Building Code will be allowed, including an increase in height
to the extent required. Please work with building to determine code requirements for fire resistant construction.
Yes,you'll have to provide two on-site parking spaces, each at least 8%2 feet wide and 18 feet long. You'll need to
coordinate with Engineering on this,to be sure that you can access the parking via a curb cut that meets their
standards. There is a maximum curb cut that I think the property may already exceed. The parking spots need to be
paved with an all-weather surface or gravel.
You can replace exterior wall materials, but you cannot move the wall plane out any further in any area that is a setback
violation. We'll probably require this condition to be surveyed.
You will be able to replace windows within the existing openings without being required to change the openings to meet
the Residential Design Standards.

Hi Amy,
Thank you for meeting with me to discuss potential Planning and Zoning concerns with our remodel project. You
mentioned some of the following items will go to staff on Thursday. Here is a summary of what we discussed:
1. Roof—The existing roof extends beyond the property line on the NE corner of the home. We want to insulate
the roof per code and restructure accordingly,this will push the finish surface of the roof upward approximately
6". Due to existing interior ceiling heights it is not a possibility to increase this depth on the interior.
2. Carport—Two corners of existing shed in carport are within the setbacks. Using NW and SW corners of the
existing shed we would like to infill the carport to the East and connect to house. Because parking is now
displaced we need to provide (2) eligible parking spots on site.
3. Siding—We would like to replace existing siding with a similar thickness siding for entire home including
portions that are within setback.
4. RDS—We would like to replace existing windows higher performance windows. The Existing North (Street
Facing) Elevation has several orthogonal windows.
See attached PDF of Existing Site Plan and Existing North Elevation. Please relay the determinations.

Discussed proposed roof insulation 2/12/2019 with Bonnie and Denis. What is proposed does not
meet new building code. However, it is adequate. There is no requirement in existing building code for
the improvement; the existing conditions are a life-safety issue, thus the proposed improvement.
Discussed proposed roof insulation with Amy 2/12/2019. She ok'd what is proposed. See below for
snapshot of proposed roof insulation.
