You will also need to fire rate the underside of eaves that are less than 5'to the property lines, similar to the exterior wall. Ideally we would like to see the eave on that corner taken back as far as possible to try and comply with IRC 302.1 (not projecting closer than 2' to the property line), but as this is an existing condition we would accept an alteration that gets it off the neighbor's property as a move towards compliance. Insulation—If existing structure to remain is exposed the cavities must be filled to capacity even though , �` insulation values may not meet current code requirements. l ' 2. Stairs— Existing non-conforming stairs can remain and have finish(es) replaced. 1 02/05/2019 ASPEN BUILDING DEPARTMENT 3. Egress Windows—Existing non-conforming egress windows can be replaced with dimensionally improved windows even though replacement windows may not meet code. 4. Property Line— Existing roof and walls exist within 5' of property line. Roof will be cut back to be contained on site. While improving the exterior envelope a layer of Densglass (or sim) must be installed underneath siding in areas within 5' of property line. Please confirm we can proceed with remodel plans using the aforementioned strategies as basis of design.
