Revise to subsurface irrigation for turf. Allow generous mulched tree rings to reduce impacts to tree roots. WELS Section 5.2.7 requires separate irrigation valves for trees. Revise plans accordingly. This ROW area appears to be landscaped with turf, perennials and a tree. Please include species and irrigation for this area on all plans and calculations. The civil plans call out the patios as pervious pavers. The landscape plans call the patios out as sandset pavers. Please make all sheets consistent. If the patios are to be used as stormwater treatment areas sandset pavers do not meet the standards of the URMP. Please address. Show raingardens and appropriate rain garden plantings on the landscape sheets. Civil plans call out an asphalt alley. landscape plans call out a gravel alley. What is this wall? It is not shown on the Civil grading plan. Is it existing or proposed? Demonstrate the TAO Grey Pavers with planted gaps meet the pervious paver specs of the Urban Runoff Management Plan. Irrigation will be needed in the new landscape buffer along West End St.
