Keynote #4, Sheet ED1.0 and keynote#17, Sheet E1.0 have been revised asking the contractor
to verify the existing elevator cab lights are on a dedicated circuit to comply with NEC 620.22

2019.06.14 Pitkin Permit – Architectural:
A1.0 Garden Level Floor Plan
Per 2015 IEBC 705, 705.2, this alteration affects the area of primary function and therefore the
toilet facilities serving the area of primary function shall be accessible to the maximum extent
possible that is technically feasible. Revise door widths to provide clear openings widths of 32
inches minimum. Provide an accessible route toilet compartment, grab bars and under counter
pipe protection in the men’s restroom.
Response:
No work is associated with Women’s Room 00C or Men’s Room 00D. Graphically, both
restrooms have been updated to better reflect existing conditions. Doors 00C and 00D into
the Women’s and Men’s restroom are not 32 inches clear. Due to the historic nature of the
historic stone openings, increasing the size of the existing restroom doors is technically
infeasible. Door stalls have been updated to reflect a 32inch clear opening. Door reach
ranges, however, do not meet accessibility.
Per 2015 IEBC: 705.1 General: Where compliance with this section, is technically infeasible, the
alteration shall provide access to the maximum extent possible.
Both Women’s Room 00C and Men’s Room 00D currently have horizontal grab bars. The
project will provide new vertical grab bars per ANSI 604.5.1 Fixed Side Wall Grab Bars and
pipe protection per ANSI 606.6 Exposed Pipes and Surfaces. Keynote 30 has been added on
Sheet A1.0 to reflect the inclusion of fixed vertical grab bars and knee protection.
The existing hardware is being removed and replaced with new accessibly compliant hardware
Per the 2015 IEBC section 1204.1.4 toilet and Bathing Facilities:
Where toilet rooms are provided, at least one accessible family or assisted-use toilet room
complying with Section 1109.1.1 of the International Building Code shall be provided.
Per the 2015 IBC section 1109.2.4.1 Location:
Family or assisted-use toilet and bathing rooms shall be located on an accessible route.
Family or assisted-use toilet rooms shall be located not more than one story above or below
separate sex toilet rooms. The accessible route from any separate sex toilet room to a family
or assisted-use toilet room shall not exceed 500 feet.

1. Confirm that the following 2’-10” doors provide the minimum clear width of 32” per 2015 IBC
1010.1:00, 04 100; 105C, 108A, 113. 114. 2020C, 203.
Response:
Doors 100, 105C, 108A, 113, 114, 202C and 203 are existing historic doors. The doors are hung
within their original frames in deep masonry walls. On either side of the door are decorative
moldings that are integral with the original transom above. The doors and trim are character
defining features. Existing doors slabs are 34 inches wide and 1.75 inches thick. Existing
doorstops are 3/8” thick. The clear opening is 31-7/8” clear. To provide a 32” clear opening
would cause irrevocable damage to existing historic fabric and is technically infeasible per
IEBC section1204.4 accessibility requirements, where compliance with the requirements would
threaten or destroy the historic significance of the building or facility.
Existing door hardware does not meet accessibility requirements. All existing hardware will be
replaced and updated for compliance.

Response:
Doors 108B and 108 C are existing historic doors to remain with no work. On either side of the

Section 505
505.1 Scope. Level 3 alterations apply where the work area exceeds 50 percent of the building area.
505.2 Application, Level 3 alterations shall comply with the provisions of Chapters 7 and 8 for level 1 and level 2 alterations, respectively,
as well as the provisions of Chapter 9.
• 803.2.1 Existing Vertical Opening: All existing interior openings shall comply with the provision of this section 803.2.1, 803.2.2
and 803.2.3
1. 803.2.1 Existing Vertical Openings. All existing interior vertical openings connection two or more floors shall be enclosed
with approved assemblies having a fire resistance rating of not less than (1) hour with an approved opening protective.

story shall be permitted to be reduced in accordance with the International Building Code. In order to be considered for a
corridor rating reduction, such system shall provide coverage for the stairway landing serving the floor and intermediate landings
immediately below.
• 805.3 Number of Exits: The number of exits shall be in accordance with Section 805.31 through 805.3.3
• 805.3.1 Minimum Number. Every story utilized for human occupancy on which there is a work area that includes exits or
corridors shared by more than one tenant within the work area shall be provided with the minimum number of exits based on the
occupancy and the occupant load in accordance withe the International Building Code. In addition the exits shall comply with
the Section 805.3.1.1 (2) exits shall be provided at each level.
• 805.3.1.2 Fire Escapes Required: For other than group I-2 where more than (1) exit is required, and existing or newly or
constructed fire escape comply with this section 805.3.1.2 shall be accepted as providing one of the required means of egress.
4. Openings within 10 feet of fire escape stairways shall be protected by fire assemblies having a minimum 3/4 hour fire
resistance rating.

• 805.4.4 Panic Hardware: In any work area and in the egress path for any work area to the exit discharge in buildings or portions
thereof of group A occupancy with an occupant load greater than 100. All required exit doors equipped with latching devices
shall be equipped with approved panic hardware.
Provide panic hardware at all existing doors in the patch of egress.
• 805.9 Requirement if section 805.9.1 and 805.9.2 shall apply to handrails from the work floor area to and including the level of
the exit of discharge.
• 805.9.1 Minimum Requirement. Every required exit stairway that is part of the means of egress for any work area that has three
or more risers and is not provided with at least one handrail , or in which the existing handrails are judged to e in danger of
collapse, shall be provided with handrails for the length of the stairway on at least one side. All egress stairways with a required
egress width of more than 66 inches shall have handrails on both sides.
Existing stair is 61 inches wide. Provide new code compliant handrail to wall

• 805.11 Guards. The requirement of section 805.11.1 and 805.11.2 shall apply to guards from the work area floor and including
the level of exit of discharge shall be confined to egress path of an work area.
• 805.11.1 Minimum Requirements. Every open portion of a stairway landing, or balcony that is more than 30 inches above the
floor or grade below and is not provided with guards or those portions in which existing guards are judged in danger of collapse,
shall be provided with guards. Existing guard rails at second level are 32 inches tall and are not to code. Provide new code
complaint guard at second level.
• 901.2 Compliance. In addition to the provisions of this chapter, work shall comply with all of the requirements of Chapters 7 and
8. The requirements of Sections 803, 804 and 805 shall apply within all work areas whether or not they include exits and
corridors shared by more than one tenant and regardless of the occupant load.
• 902.1.2 Elevators. Where these is an elevator or elevators for public use, at least one elevator serving the work area shall
comply with this section. Existing elevators with a travel distance of 25 feet or more above or below the main floor or other level
of a building and intended to serve the needs of emergency personnel for fire fighting or rescue purposed shall be provided with
emergency operation in accordance with ASME A17.3. New elevators shall be provided with Phase I emergency recall
operations and Phase II emergency in-car operation in accordance with ASME A17.1.
• 903.1 Existing shafts and vertical openings. Existing stairway that are part of the means of egress shall be enclosed in
accordance with Section 803.2.1 from the highest work area floor to and including, the level of exit discharge and all floors
below.
The Main and Second Level are connected by an existing open stair. The Garden and Main level are not separated by one-
hour construction. Provide a one hour enclosure between the Garden Level and Main Level.
• 904.1 Automatic sprinkler system. An automatic sprinkler system shall be provided in a work area where required by Section
804.2 of this section.
• 804.2 Groups A,B,E,F1.H1,M,I,S1 and S2. In buildings with indicated occupancies, work areas that have exits or corridors
shared by more than one tenant or that have exits or corridors serving an occupant load greater than 30 shall be provided with
automatic sprinkler protection where all of the following conditions occur:
1. The work areas is required to be provided with automatic sprinkler protection in accordance with the International Building
Code as applicable to new construction and.
2. The work areas exceed 50 percent of the floor area. The work area is required to be provided with an automatic sprinkler
system in accordance with the International Building Code applicable to new constriction; and (E) Automatic sprinkler
system to be modified via design build to accommodate (N) layout.
• 904.2 Fire alarm and detection system. Fire alarm and detection shall be provided in accordance with Section 907 of the
International Building Code as required for new construction.

• 905.1 General. The means of egress shall comply with the requirements of Section 805 except as specifically required in
Sections 905.2 and 905.3. see sections above

III. EXECUTION
A. BALANCING:
1. CONTRACTOR SHALL ADJUST AND BALANCE VARIABLE VOLUME BOXES (VAV'S), FAN POWERED BOXES (FPB'S), AIR
CONDITIONING UNITS (AC'S), AND DIFFUSERS TO THE QUANTITIES SHOWN ON THE DRAWING. BALANCING WORK SHALL BE
PERFORMED IN ACCORDANCE WITH NEBB OR TABB STANDARDS BY A NEBB OR TABB CERTIFIED CONTRACTOR. SUBMIT
BALANCING REPORT TO THE ENGINEER.
2. EXISTING DIFFUSER DESIGNATION INDICATES CFM ONLY.
3. VAV BOX DESIGNATION INDICATES MAXIMUM CFM ADJUST MINIMUM TO 10% OF MAXIMUM.
4. WHERE LOW PRESSURE AIR HANDLING SYSTEMS CROSS INTO AN ADJACENT TENANT AREA, CONTRACTOR SHALL
BALANCE ALL DIFFUSERS ASSOCIATED WITH THE SYSTEM. DIFFUSERS NOT SHOWN OR SHOWN WITH NO CFM SHALL
MAINTAIN EXISTING CFM.
5. ADJUST WATER SYSTEMS, AFTER AIR BALANCING, TO PROVIDE DESIGN QUANTITIES.
6. ADJUST SYSTEMS TO PROVIDE SPECIFIED PRESSURE DROPS AND FLOWS THROUGH HEAT TRANSFER ELEMENTS PRIOR
TO THERMAL TESTING. PERFORM BALANCING BY MEASUREMENT OF TEMPERATURE DIFFERENTIAL IN CONJUNCTION WITH
AIR BALANCING.
B. CONTRACTOR SHALL COORDINATE WORK WITH OTHER TRADES AND NOTIFY 360 ENGINEERING, INC. IF ANY CONFLICTS OCCUR.
C. THERMOSTAT LOCATIONS AND HEIGHTS TO BE COORDINATED WITH BUILDING MANAGEMENT, VERIFIED BY THE ENGINEER.
CONTRACTOR TO CALIBRATE ALL THERMOSTATS SHOWN ON THIS PLAN. IT SHALL BE THE GENERAL CONTRACTOR'S
RESPONSIBILITY TO ENSURE THAT ALL EXISTING THERMOSTATS REMAIN INTACT DURING DEMOLITION. HEATING THERMOSTATS
MUST REMAIN OPERATIONAL AT ALL TIMES. IF REQUIRED FOR BETTER PROTECTION, THERMOSTATS MAY BE TEMPORARILY
MOUNTED IN THE CEILING PLENUM DURING DEMOLITION. THERMOSTATS SHALL BE MOUNTED AT A MAXIMUM 48" ABOVE
FINISHED FLOOR.
D. PROVIDE VOLUME DAMPERS AT ALL DIFFUSER TAKEOFFS.
E. ALL TAKEOFFS, RUNOUTS, AND FLEX DUCTWORK TO DIFFUSERS SHALL BE THE SAME SIZE AS DIFFUSER INLET UNLESS
OTHERWISE NOTED.
F. MECHANICAL CONTRACTOR TO CHECK OPERATION AND CONDITION OF ALL EXISTING MECHANICAL EQUIPMENT WITHIN THE
CONFINES OF THIS SPACE AND PREPARE A WRITTEN LIST OF ANY DEFICIENCIES IN EQUIPMENT OPERATION OR CONDITION. LIST
SHALL BE SUBMITTED TO OWNER TWO WEEKS AFTER THE AWARD OF THE CONTRACT.
