Comment – Provide handrails at all stairs with more than 3 risers. 2015 IRC R311.7.8
Response – The 3 site stairs have been revised to have 3 risers and hence do not require the
handrail. Please refer to the attached documents that illustrate this revision.
Drawings –
Civil: As requested, we are attaching the full set of Civil Documents for your records.

o Revise BBQ patio drainage and grade
o Revise steps from BBQ area to grass area (3 risers)
o Revise grading at the grass area along the steps leading to the spa area
o Revise steps from grass area to the spa/pool (3 risers)
Landscape:
L3-02, L4-02, L6-02, L8-02, and L9-02
o Revised the site stairs at the grill area to have 3 risers
o Revised the site stairs at the spa area to have 3 risers
Comment - Outdoor Firepit - Install with clearances per manufacturer's instructions and must comply
with manufacturer's installation instructions, including clearances to combustibles and structure.
Response - The location of the outdoor firepit complies with the manufacture’s requirements. Please
refer to the attached Firepit burner manufacturer manual.
