ZONING COMPLIAT\ICE VERIFICATIION POLICY
Applicability: All development projects must comply wilth the city's zoning regulations, including height and
""^::::::r,::::11,::l ::, ?"'i?d,.^1":0"_.0?n during c,crnstrudion and a finat inspection prior to projectcomplelion' when required by the city's Zoning officer, r:ertain development pro;".tr riil;;;*:;u"'o=, oro.nshall verify height and/or location compliance through submission of a survey report.
Unless otherwise exempted, all commercial, multi-family; lodging, and mixed-use projects proposed within onefoot of the maximum permissibler height or within one fo,ot of allowable setbacks shallverify zoning compliancethrough this method.
In addition' the Zoning officer may require this method loe used to verify z:oning compliance for single-family/duplex development or other pro'jects where compliance may be in question. tidependent of this policy, allprojects must comply with all applicable zoning limitations.
The Zoning officerwill inform the applicant during building permit review if verification will be required.Howevel circumstances may require zoning compliance verification of a project which is already underway.
Timing: Height verification shoulcl be accomplished at a point of constructlon when enough roof structure is inplace to accurately measure the structure yet early enough in the process to still make changes if the structureis too tall' Location verification should be accomplished art a point of constnuction when the final exterior of thestructure can be accurately measured in relation to setback requirements. Applicants are encouraged to conferwith the Zoning officer regarding the timing of zoning cornpliance verification. Applicants are e,ncouraged toperform their own verification during construction to ensure the building is progressing to plan, including theheight and location of foundation forms prior to concret€) pours.

The report shall include the following information:
1-A brief cover letter with the building permit numbe; name of the project, name of the owner and generalcontrac;tor, with a written description of the measurernentt methods including date(s) of measurement.
2-For location verification:A plan rJrawing showing property boundaries, permitted setbacks, br.rilding envetope(if applicable), location of foundation walls, location of thr:r outermost exterior of each structurer (inclusive of allexterior veneer or other exterior treatments), and the location and dimension of each observecl measurement.
3-For height verification: Elevation drawing(s) showing the natural or finishgd grade of the property, maximumpermitted height, building elevations including the nominal roof form (inclusive of the first layer of exteriorsheathing or weatherproofing mernbrane but excluding all exterior surface treatments such as s;hakes, shingles,or otherveneertreatments orornamentation), and the location and dimension of each observed measurement.Additional roof plans showing locafion of measurements nray be necessary.

All drawings of the survey report tnust correlate with representations in the approved building permit set foracceptance' Modifications to field conditions or amendments to the building permit may be rertruired.
A determination of non-compliance shall result in the issuance of a correctjon notice and possi6le workstoppage' Applicants are encouraged to verify zoning compliance as early as reasonably practical in theconstruction process to minimize disruption to the construction schedule.
7-The report must include the signature, date, and stam;c of colorado professional Land surve,yor whoconducted the field measurements certifying that the fielld measurements areaccuratery represented.
