You can find a copy of the Land Use Code on our website. Attached are the comments Zoning. All comments must be addressed. Please revise and redraw the plans to clearly respond to the comments. Revised drawings must clearly show code compliance. Please resubmit the attached comment letters with your written response to each comment. Your response should indicate which detail or specific page shows the required information. Responses such as “will comply with code” are not adequate. Zoning plan check is only one part of the review process by which projects are reviewed for approval. If you choose to begin updating plans prior to receiving comments from all review agencies, you assume the risk of needing to update or otherwise redo your plans. If you have any questions regarding the Zoning comments, please contact Zoning staff. Re-submittal: When all comments from all agencies have been addressed, contact your Permit Coordinator. If all comments have not been addressed, the resubmittal will be deemed incomplete, and will not be accepted. Zoning Comments: Please see the attached red-marked plan sheets. Following is a summary of the red-mark comments: 1) Plan Sheet A-2.1 a. Please add topographic contours. – Response: DJA has clarified heights of grade adjacent to patios with spot elevation markers. b. Per the PUD: Decks, balconies, stairways and similar features: Structures that exceed thirty inches above Accepted or Finished Grade, and that are not covered by a roof or architectural projection form a building, are exempt from Floor Area for up to fifteen percent of the maximum Floor Area allowed. Any areas in excess of fifteen percent of allowed area shall be counted toward Floor Area. Response: DJA has clarified which features exceed 30” and have added those into the deck calcs on sheet Z.03. Please verify that the changes proposed are consistent with the above language and do not change the deck exemption calculations. 03/19/2020 c. The concrete patio feature on the west side of the pool must be contained within the Building Envelope. Please revise this sheet, and Sheet A7.29 accordingly. Response: DJA has revised the patio feature to fit within the building envelope. d. The trellis over the outdoor shower is counted as deck area. Please verify that the deck calculations did not change or revise the calculations accordingly. Response: Bob Narracci has confirmed that this comment is not applicable. e. Fence height is measured from finished grade, inclusive of the retaining walls that the fences are sitting on top of. For fences located behind the street facing façade of the residence, the total allowed height is six feet from finished grade. For fences located between the right-of-way and the street facing façade of the residence, the total allowed height is 42 inches measured from finished grade. In both cases, please measure the total height from both inside the mechanical pits and outside; the maximum height applies to both sides. Response: DJA has shown compliance to height restrictions. (Refer to sheetsA-7.22, A-7.23, A-7.24 & A-7.25) In addition to the clouded areas, please provide notation as to what plan sheets and detail renderings apply to each clouded area. Response: -DJA has added callout to reference Sheet A-7.29. All the detail callouts on sheet A-7.29 are applicable. -DJA has called out the enlarged plans for the Condenser Enclosures 2) Plan Sheet A-7.29 a. The concrete patio feature on the west side of the pool must be contained within the Building Envelope. Please revise this sheet, and Sheet A-2.1 accordingly. Response: DJA has revised the patio feature to fit within the building envelope. 3) Plan Sheet A-7.31 a. The height of detail number three (Section at west pool edge and planter) is greater than 30”, and therefore counts towards the deck calculations. Please either decrease height to 30” or provide updated deck calculations. Response: DJA has shown compliance to height restrictions. (Refer to sheetsA-7.22, A-7.23, A-7.24 & A-7.25) 4) Plan Sheet A-7.32 a. Please clarify on Sheet A-2.1 where exactly the detailed renderings are proposed. The height of details two and three appear to be over 30” and will change the deck calculations. Please either decrease the height to 30” or provide updated deck calculations. Response: DJA has added note on a-7.32 which explains the detail callouts. The new proposed trellis over the outdoor shower is included as deck. Please update the deck calculations accordingly.
