Where is this downspoutrouted? It does not make it tothe pervious pavers orraingarden. Please address andclearly show that eachdownspout is routed to a BMP.
Pervious paver capture volume called out for each
basin. Areas outside of tree dripline used for
calculation utilizing 30% void space for gravel sub
base.
Downspouts adjusted to more accurate locations
and narrative updated to reflect drainage direction.
A curb will be installed on the east edge of the
patio to prevent water from flowing to the
neighboring property to the east. This will also
ensure that the water will be infiltrated into the
pervious paver system.

will contribute water to this downspout.
Downspout adjusted to more accurate location at

Where is the rain garden thattreats a part of Basin 1? A raingarden is not shown on theplans. Is this the flow-well?
Landscape buffer along S West End to treat
concrete walkway.
Basin 6 will direct runoff to rain gardens and will
have enough capacity to treat the WQCV. Overflow
is routed over the downstream edge of the rain
gardens and around the building across the
impervious pavers at the west edge of Basin 6
providing additional treatment capacity. The site
currently has capacity to treat another 93 cuft of
runoff or 1027 sqft of impervious area.
Required WQCV depth is calculated from Figure
8.13 of the Aspen URMP and volume is calculated
by methods shown in Section 8.4 on page 8-29 of
the Aspen URMP. Provided WQCV also follows
design guidelines outline in the Aspen URMP.
All of Basin 6 is being directed to the rain garden
with additional overflow directed over pervious
pavers in Basin 6 to provide additional WQCV
treatment. Basin 1 is directed to a flo-well with an
overflow route that is directed to a secondary
flo-well for additional treatment / overflow. Rain
garden column has been updated to read as Rain
Garden / Flo-Well as both volumes are treated the
same in WQCV treatment.

the slope in this area exceeds2:1, how will it be stabilized toensure no impacts to theneighbor?
The curb transition needs tohappen onsite so the pan isflush in the alley and a snowplow will not clip this corner.
How is drainage from the eastrouted to the new valleypan? The infrastructure in the ROWmust be a public benefit andserve the whole alley.Demonstrate this is the case.
Drainage from the alley does not cross onto this
property and instead moves east and north away
from this property.
Curb is located just outside project property,
driveway ramp for the property to the east extends
3.25' into alley and provides a limit of snowplow to
prevent curb from being hit. Note added to ensure
that no excavation is to take place on neighboring
property.
Slope on this property currently exists at a 2.25:1 to
the north of the existing retaining wall. The slope
south of the retaining wall is less than 2:1 due to
the existing boulder wall to the east and will remain
untouched and undisturbed.
Neighboring concrete drive that does not match
grades of the alley extends 3.25 feet at a minimum
into the alley - the curb transition will not impact or
affect snow plow operations.

Ful infiltration pervious pavers are called out on the plan view. Provide a detail.
The alley has been repaved recently and repaving
would not make sense. The intention of the valley
pan is to prevent runoff from getting into the garage
and against the foundation from further up the
alley. The garage is in a sump condition and could
be a potential flooding hazard should the alley not
be designed for adequate storm capacity. This
valley pan was suggested by Hailey as a viable
option to protect the homeowner. The options
discussed with Hailey were a valley pan or a rolled
curb as seen in neighbors driveways along this
alley. A curb would likely inhibit plowing operations,
hence the design for a valley pan. If the valley pan
is placed outside of the ROW the driveway
steepens to greater than 12% grade.
Volume capacities listed for each BMP. More than
enough volume is available for each BMP.
See landscape plans for paver spec.
Detail has been provided on details sheet of plan
set. Please look at details in coordination with

This statement is not true. Hailey
does not make design
recommendations. The role of
the reviewer is to check the
design for code compliance.
