GENERAL NOTES: This document includes a description of the interior design scope of work to be completed in the Elsenbrook residence (owner). (KWID), contact: Karen White, studio (970) 927-3036, email: studio@karenwhiteid.com Please refer to the following documentation: KWID Interior Drawings & Specifications for all interior finishes, bath and kitchen DOORS AND WINDOWS: Please refer to plans for all information. EXTERIOR WINDOWS & DOORS: No changes except removal of 2 windows at master bedroom where new fireplace will be located. FINISHES AND SCOPE OF WORK: GENERAL CONDITIONS 1. Paint base, case, doors throughout house 2. All gyp. corners to match existing or smaller radius as possible 3. New wall to wall carpet on lower level and lower stairs, carpet and install by designer 4. Refinish existing hardwood floors and add matching hardwood, per plans where necessary 5. Plumbing to be replaced, per plans 6. A/V by others; Client/ AV sub/ owner to verify what needs to be changed. 7. Decorative lighting will be provided by KWID, per plans 8. All existing window coverings to be removed and not re-used throughout; KWID will provide and install new window coverings; Contractor to provide power at master bedroom window for motorized shade, per plans 9. Decorative cabinetry hardware pulls and bath accessories (i.e. towel bars, TP holders) will be provided by KWID and installed by contractor SCOPE OF WORK BY ROOM: GARAGE – CHANGE ORDER 1 1. Add new cabinets at south wall, exact model/spec TBD 2. Move A/V to this closet on racks in organized way; keep as close to the back part of the closet as possible so storage is still available toward the front of the closet LOWER LEVEL, GENERAL 1. New carpeting throughout including stairs from main level to basement; Designer providing carpet and install 2. Paint all existing base, case and doors with new approved stain color MEDIA RM LOWER LEVEL – CHANGE ORDER 1 1. Remove existing bar, sink and all water lines; this area will now become a game table area 2. Remove existing TV and AV Cabinetry 3. New cabinetry with under counter refrigerator (no ice or waterline) places in east alcove in location of old AV cabinet 4. Replace insulation in ceiling – R30 batt ENTRY & STAIRS TO UPPER 1. Replace decorative light fixture 2. Paint stair railing accents to be all same color as majority of existing railing MASTER SUITE 1. Remodel, per plans 2. New plumbing and electrical, per plans 3. Adding fireplace, per plans OFFICE – CHANGE ORDER 1 1. Replace decorative light fixture 2. Paint wood ceiling OFFICE BATH – CHANGE ORDER 1 1. Replace faucet if possible, with new model that has same size escutcheon to cover existing hole MUD/LAUNDRY – CHANGE ORDER 1 1. Replace all cabinetry, counters, and floor tile 2. Shift location of washer dryer to the east; replace machines with new appliances 3. Remove faux beams and wood ceiling and replace with new wood ceiling 2. Replace and move recessed can lighting, per plans 3. Remove fireplace; replace with new 3-sided fireplace appliance and new stone surround, per plans 4. Replace bar cabinetry, remove sink, but do not replace sink, replace UC wine refrigerator with new appliance (no waterline) 5. New TV built in cabinet on east wall, per plans 6. Replace insulation in ceiling – R49 blown in batt with baffles and 6 mil poly DINING RM – CHANGE ORDER 1 1. Remove existing decorative coffered ceiling and replace with new coffer, per plans 2. Replace lighting including new decorative light fixture above dining table, per new plans 3. Replace insulation in ceiling – R49 blown in batt with baffles and 6 mil poly KITCHEN 1. Paint all existing cabinetry, per specifications 2. Replace cabinet, sink and faucet at kitchen sink cabinet only 3. Eliminate bump out of existing sink cabinet 4. Add a new cabinet door at lower corner open niche to match 5. Replace all existing crown molding with new crown that flushes with ceiling 6. Replace all countertops POWDER RM UPPER LEVEL 1. Location of powder room moves, per plans 2. New cabinetry, plumbing fixtures, lighting and tile, per plans/specs 3. One wall is tiled, and the other 3 walls are to be prepped for wallpaper SPECIALTIES: WALLPAPER: GC to prep walls for wallpaper and apply primer per KWID specs – high grade wallpaper primer, Benjamin Moore Fresh Start; KWID to provide install and material, location per plans PLUMBING: Refer to Plumbing Specifications and drawings for all plumbing locations. APPLIANCES: Refer to Appliance Specifications for new appliances. ELECTRICAL: 1. Refer to electrical plans furnished by KWID. 2. Specifications are issued on KWID drawings; If any specifications are needed or need to change, please approve with designer. 02/23/2019
