The location of the property is 675 and 605 S Alps Road. The adjusted landscape and engineering sheets(s) are shown on L.1.02 and detail 2/L.5.01 of the attached Landscape Documents and C4 and C5 of the attached Engineering Documents. Background and Existing Conditions The Moses Lot split, which sits in close proximity to Aspen Mountain is nestled among the Aspen Alps Development. The plat for the lot split is dated October 14, 2013. Both Lots 1+ 2 are owned by Icie Jackson LLC. There is a remodeled residence on Lot 2, that was completed in 2016 and Lot 1 currently serves primarily as a lawn area/yard for that residence. There is no primary use established on Lot 1, therefore development is limited. The zone district for both lots is R-15/PD. Lot 1(605 S Alps Road) is 15,071.73 square feet and Lot 2 (675 S Alps Road) is 54,761.68 square feet and includes a building envelope that is 11,885.10 square feet. Proposed Change The original design proposed the demo of the existing stone paver steps illustrated on page L.1.01 and proposed sod steps adjacent to the existing residence to replace the former stone steps. The revised design, proposes sod terraces (as illustrated in 2/L.5.01). The design intent to gracefully feather the grade back into the existing hillside is maintained. Summary This letter of application has described the proposed adjustments to development on the subject site. No new hardscape is proposed in this change order and no changes to the submitted WELS application has been adjusted. Please let me know if you need any additional information. Thank you.
