Dear Sophie,
Regarding your zoning plan review comments for the above reference building permit, received
10/5/18, please see the attached drawings, specifications and responses to plan review
comments.
Because of the issues raised in the plan reviews, the costs of the kitchen hood venting system
and logistics issues with the initial kitchen design choice, the design for the restaurant has been
modified in response to these concerns. The lower level is now completely dedicated to storage
needs and employee support spaces and the kitchen has been moved to the street level. The
airlock entry has been removed from the plans and the modification to the residence lobby has
been removed as well.
The drawings have been revised. Each of the zoning plan review comments have been
addressed and resolved, or eliminated. We have responded to each of the zoning plan review
comments and these are summarized.
Zoning Plan Review Comments received on October 5, 2018 (attached):
Building Comments:
1. All revisions to Floor Area and Net Leasable Area have been eliminated from the plans.
The air‐lock entry has been eliminated. Because the kitchen has been relocated to the
street level, the need for a dumbwaiter has been eliminated and the dumbwaiter has
been removed from the plans. The expansion of the net leasable area into the
residence lobby has been eliminated. The wall and door location will remain as platted.

2. The referenced area on the lower level is no longer included in the scope of work. There
will be now work done in this area.
3. See response to comment #1 above. This area is no longer included in the design.
4. See response to comment #1 above. This area is no longer included in the design and
therefore the lobby will remain as is. This is no longer part of the scope of our building
permit application.
5. See response to comment #1 above. This area is no longer included in the design.
6. See response to comment #1 above. The dumb waiter is no longer included in the
design.
Mechanical Permit Comments:
1. In conjunction with the kitchen being relocated to the street level of the building, the
equipment specs have been revised to eliminate the vented hood system. The new
kitchen design and specs include a ventless hood system. The specified system will not
require additional outside air. The roof top make up air unit has been removed from
the design. There will be some general room exhaust that will make use of the vent
terminations that already exist on top of the elevator overrun shaft. There will be no
new roof top equipment or vents added. Because the building elevations are not
needed to verify rooftop equipment appearance or heights, they have been removed
from the drawings set. Please refer to revised mechanical plans.
Regarding the note at the end of the zoning plan review comments requesting a copy of the
HOA Compliance Policy, this document was submitted with the original building permit
application. Please coordinate with John Becker to obtain a copy of this document.
