Dear Justin and John,
Regarding your plan review comments for the above reference building permit, dated 3/29/18,
and the follow‐up email comments, dated 4/3/19, please see the attached drawings,
specifications and the responses below to plan review comments.
The drawings have been revised in response to your comments. Each of the building plan
review comments have been addressed and resolved. We have responded to each of the
building plan review comments and these are summarized below.
Building Plan Review Comments received on March 29, 2019 (attached):
Building Comments:
Architectural Item:
Door swing must be in the direction of egress and panic hardware is required with an occupant load
over 50 in an A occupancy, please revise throughout set and call out panic hardware in the
schedule.
1. The swing has been revised for door number 8. It now swings in the direction of travel.
The door swing has been revised on all affected plan sheets.
2. The door hardware description for door number 8 on the Door Schedule, sheet A3.0, has
been revised to include panic hardware to comply with 2015 IBC section 1010.1.10 and
other applicable code sections regarding the operation of panic hardware devices.
Food Service Equipment Item:
Sous Vide Cookers and Combi Oven are not shown under your ventless hood, both require a
minimum of a type II hood as light duty cooking appliances that produce heat or moisture. Please
revise plan to comply with IMC 507.
1. All affected drawings have been revised to show the Sous Vide Cookers under the
ventless hood.
2. The electric Combi Oven includes a self-contained, Type II ventless hood. No revisions
were made to plans or specs.

Mechanical Item:
This is the initial occupancy of this space, there has not been any previous tenants and the
provisions of the IEBC do not apply. Show that you fully meet the requirements of the IMC.
Additionally, per IMC 501.1 ex 2 and 507.3 the kitchen should be calculated as being 900 SF
because of the 7 cooking appliances and 2 dishwashers (each to be considered as occupying not
less than 100 SF of space).
1. Please refer to separate responses to comments from consulting engineers (attached).
Building Plan Review Comments received on April 3, 2019 (attached):
Specifically: (to paraphrase the comments) The proposed Assembly space will have 50 or more
occupants and as such requires two accessible exits.
1. We have added a third exit that is identified as door number 10 on all affected plans. This
exit will meet all accessibility standards as required by the 2015 IBC and the 2009 ICC
A117.1 Accessible and Usable Buildings and Facilities.
2. Door number 10 has been added to the door schedule on sheet A3.0. The door hardware
description includes panic hardware to comply with 2015 IBC section 1010.1.10 and other
applicable code sections regarding the operation of panic hardware devices.
3. The new door is separated from the main exit by more than 1/3 the diagonal distance of
the space. The additional accessible exit, door 10, is 21’-9” away from the existing
accessible exit, door 07. The overall diagonal distance is 56’-2”. 1/3 of the diagonal
distance equals 18’-9”.
