Furred & Dropped Ceilings, Soffits, and Walls
20015 IBC 803.13
This applies to the attachment of finishes or furring to any
assemblies that are required to be either fire-rated or
non-combustible and is separate from the fire-rated
assembly requirement.
Walls, Ceilings & Soffits: If furred 1 ¾ inches or
less, do one of the following:
4.Fill spaces with Class A material.
5.Fill spaces with inorganic or non-combustible material.
6.Fire block 8 feet in all directions.
Walls: If set out (furred) greater than 1 ¾ inches,
do one of the following:
4.Use a Class A finish material (such as drywall).
5.Use non-combustible framing.
6.Protect both sides with fire sprinklers.
Ceilings & Soffits: If dropped (furred) greater
than 1 ¾ inches:
Framing members, hangers, and other assembly
members must be non-combustible. You may not
use wood.
In Type III and V construction only, you may use fire
retardant treated wood or non-combustible framing.

Unit 20 of the Chateau Roaring Fork is located in the Stream Margin Review Area as established in
Section 26.435.040, Stream Margin Review, of the Aspen Land Use Code. Joel Shapiro, represented
by Storm Designs, LTD, has submitted a land use application requesting to install an air-conditioning
unit on the roof the building in which the unit is located.
The project may qualify for an exemption if the following review criteria can be met:
a)Does not add more than 10% of the existing floor area, or more than 25% of areas exempt
from floor area;
b)does not require the removal of any tree;
c)no portion of the project will be any closer to high water line than existing development
d)does not fall outside of an existing building envelope; and,
e)will cause no increase to the amount of ground coverage within the 100-year flood plain.
Staff has reviewed the scope of work and has determined that it will have no impact on the Stream
Margin. There is no ground/site work proposed as part of project. No impacts to trees, vegetation,
stormwater run-off, or water quality will occur. Lastly, the height of the A/C unit will be below 6-ft. as
measured from the point of attachment.
The scope of work identified above approved, subject to the following conditions:
•If the scope of work is amended, a Stream Margin Review may be required.
•This approval does not constitute a site-specific development plan and will not be issued a
development order. The approval does not convey a vested right and the approved project is
subject to any changes to the Land Use Code prior to building permit submittal.
