GALENA ST. ASPEN, CO 81611 RE: CHANGE ORDER SCOPE-OF-WORK NARRATIVE (PERMIT #0253.2018.ARBK) New-Build PRIVATE RESIDENCE • FOUNDATION REVISION 813 W. SMUGGLER STREET ASPEN, CO 81611 TO WHOM IT MAY CONCERN: The General Contractor, MM-Eight Construction, has asked us to value engineering the foundation to reduce complexity, excavation & the amount of concrete required. To that end, Albright Associates, our Structural consultant, and Sin-BAD are herewith submitting this Change Order application regarding our “RL3” project at 813 W. Smuggler. In response to new input from Kumar & Associates, Albright has re-engineered the foundation walls to reduce the footing size. Along considerable lengths of the wall (primarily at the north & west), we are eliminating the large toes and heels, leaving the walls with more typical spread footers, restrained by the floor diaphragm, versus the unrestrained retainer wall design previously. In other instances, where exterior grade is higher (primarily at the east), the retaining wall design has been kept. A requirement to change our engineering parameters is to raise the basement slab, and reduce foundation wall height, by 6 1/2” from 87’-5 1/2” to 88’-0”. Albright is also revising the T/Wall elevations along the east side of the home to correspond with the finish grade elevations shown in the Architectural set, which were previously noted as "TW See Arch". To illustrate these changes, Albright is submitting a revised Structural set, with revisions clouded as Delta #1, and a supporting letter from Kumar & Associates. On the Architectural side, we herewith submit: 1. A revised Sheet A3.1 Lower Level Plan showing a higher slab elevation & one less tread/riser on the stairway; 2. Revised elevation drawings & building sections to show the 6 1/2” raised basement slab; & 3. Revised sheets Z1 Zoning Summary & Z2 Sub-Grade Wall Area Calculations to reflect a 6 1/2” higher basement slab, and corresponding higher grades at window wells (with these changes, our exposed area ratio is reduced from 14.2% to 13.9%, making the home approximately 122 SF under our Allowable Floor Area, versus 114 SF before). Inspector to verify that copy of agreement for inspection program to be on the job site prior to performing any inspections. A copy of all Special Inspector field reports to be on the job site for inspectors' review if requested. Failure to comply may result in denial of inspection. FIRE SPRINKLERS REQUIRED
