HAMILTON/FOERSTER REMODEL – MINOR REVIEW

Drainage Report: (with special guest Landscape narrative too)
Description of the existing site:
Common location, topography, land use, ground cover, soil type (if known), drainage pattern, and receiving system
The Hamilton/Foerster remodel is located at 134 Maple Lane, which is the Southeastern corner parcel of
the Smuggler Park. The topography of the lot is relatively flat with a gentle slope down to Maple Lane.
South of the property line there is a small divide so only a narrow grass strip of park is tilted toward the
property and all other local drainage patterns flow toward Gibson Avenue.
As a parcel in the Smuggler Park development, the site is within the Smuggler Superfund Site boundary.
The area is mapped as lead contaminated soils. The receiving system of the site is the Smuggler Park
storm sewer system, which was upgraded in recent years. A copy of the system upgrades and
infrastructure is on file with City Engineering
Description of the proposed project:
Changes to land use, topography, ground cover, soil type, drainage pattern, receiving system(s)
The Hamilton/Foerster remodel project will not affect the land use or change the topography of the
existing parcel. Ground cover in any disturbed area will be brought back to the existing condition or
better. Drainage pattern is generally south to north toward the Maple Lane receiving system.
Discussion of any drainage issues
There are no drainage issues currently associated with this site which is approximately 50% undeveloped
(rare for a Smuggler Lot).
Discussion of drainage basins and drainage alterations, including increases in flow, changes in
direction, outfalls, etc. Note: Snowmelt cannot drain to the right-of-way
Drainage will be conveyed from roofs to BMP’s for WQCV compliance. No snowmelt is planned.
Description of downstream stormwater conveyance system – “Minor hard” or “ Minor
Green” Infrastructure
Minor “green” – Description of water quality improvements. Improvements must be made for at least the project
area. Describe what efforts have been made to reduce runoff and increase infiltration (e.g. to reduce impervious
area, disconnect impervious area, route runoff via landscape rather than hard infrastructure).
Minor “hard” –Calculation to determine the WQCV and design a BMP that can treat that volume
WQCV improvements and calculations are included on the drainage/CMP plans and continue the use of
“BMP Boat” displayed along the front yard pedestrian street. This feature has become a fun model for
how WQCV can be handled in a confined area. The eastern roof drainage basin area has been
reduced and is handled in the existing detention BMP
