Residential Stairway, Handrail and
Guard Requirements (IBC):
- 80" minimum headroom (IBC 1011.3)
- Max riser height 7-3/4", min tread depth 10"
(IBC 1011.5.2)
- Stair treads and riser shall be dimensionally
uniform, max tolerance is 3/8" variation (IBC
1011.5.3)
- Landings required at the top and bottom of all
stairs, width shall be equal to width of stair and
depth shall be equal to the width of the stair but
shall not be required to exceed 48" (IBC
1011.6)
- Handrails provided on at least one side of all
stairs with more than 4 or more risers, 34" - 38"
in height, complying as a type I or type II
handrail, and being continuous between the top
and bottom risers (IBC 1014)
- Guards shall be 36" tall and restrict the
passage of a 4" sphere (6" sphere at the
triangular opening formed by the riser, tread
and bottom rail of the guard) (IBC 1015)

Furred & Dropped Ceilings, Soffits, and Walls
20015 IBC 803.13
This applies to the attachment of finishes or furring to any
assemblies that are required to be either fire-rated or
non-combustible and is separate from the fire-rated
assembly requirement.
Walls, Ceilings & Soffits: If furred 1 ¾ inches or
less, do one of the following:
4.Fill spaces with Class A material.
5.Fill spaces with inorganic or non-combustible material.
6.Fire block 8 feet in all directions.
Walls: If set out (furred) greater than 1 ¾ inches,
do one of the following:
4.Use a Class A finish material (such as drywall).
5.Use non-combustible framing.
6.Protect both sides with fire sprinklers.
Ceilings & Soffits: If dropped (furred) greater
than 1 ¾ inches:
Framing members, hangers, and other assembly
members must be non-combustible. You may not
use wood.
In Type III and V construction only, you may use fire
retardant treated wood or non-combustible framing.
Any recessed light fixtures
in contact with insulation
must be IC rated.
Recessed luminaires installed
in building thermal envelope
shall be sealed and IC-rated– IECC sec R402.4.5
