Hi Kevin , I’m not sure Sophie is familiar with the Chateau Roaring Fork building , but it is a 3 story structure that is 46 ‘ wide by at least 500 ‘ long . The roof of this building is not visible from anywhere
near or far. I understand the foot print of this building is located next to the river , and on paper would appear to be perhaps in somebody’s view plane but that is hardly the case . I have no problem going
through a heightened review process , but I hope that you could do a site visit before any judgement is made and we don’t waste any valuable time . I have attached some pics for your preliminary
review. Thank you Craig Van Orden – Superintendent for Clearwater Construction 618-1076 .

Hi Craig,
I have been working with a planner to find out a path for this added scope of work. Due to the proximity to the Roaring Fork River the parcel is subject to heightened review.
This triggers an administrative land use case.
Please work with Kevin Rayes, cc’d here, to go through that process. You will need to demonstrate compliance with the height exemption portion of the land use code. You will need to provide specs on
the proposed equipment, including any pad that the equipment is set on, as well as a roof plan showing compliance and information on how you will screen the equipment. Kevin will let you know what
other information he will need.
This is the section of the code I am referring to, 26.575.020(f)(4)e:

Hi Craig,
Would you please send me a roof plan and the specs so that I have a better understanding of the proposed work? This is next to the river and so we have heightened awareness of any proposed exterior
work.

Hi Sophie , our owner would like to perhaps add A/C ( mini split ) to his unit. Our only option is to locate the condenser on the roof of the building . The location would be such that the condenser
would not be visible from any aspect near or far. Can you please contact me to discuss , thank you Craig Van Orden 618-1076
