Dear Ms. Muhigirwa,
Please find below responses to Building Comments sent in your email, dated November 21,
2019. The comments reference revised architectural drawings and other affected documents.
A link to these documents will be provided in an email with this letter.
The following summarizes our responses to your comments:
Building Comments:
1. One drinking fountain is required per 2015 IPC Table 403.1. The previously approved
plans had a beverage counter to meet this requirement, but that has been eliminated. An
accessible drinking fountain or water cooler needs to be provided.
See 1-A1, Accessibility Plan and 2-A2, Floor Plan - New – A water cooler has been
added near the “fireplace”.
2. This configuration of single user toilet stalls with common sinks does not meet the
requirement of the IPC. Separate plumbing facilities are required for each gender per
2015 IPC 403.2. In employee and public lavatories, the required lavatory shall be
located in the same room as the water closet per 2015 IPC 405.3.2.
See 1-A1, Accessibility Plan and 2-A2, Floor Plan - New – A lavatory has been added in
each toilet room and room names have been revised to reflect separate gender
restrooms.
3. Per IBC 1004.1.2 the occupant load factor for locker rooms is 50 gross. Therefore the
occupant load for the space is 1414/50 = 29.

See 2-A0, Floor Plan – New – Occupant Load factor has been revised; area checked
and revised; and occupant load has been updated accordingly.
Lighting COMcheck Comments:
1. L1-L6 are powered by transformer, so in column D the fixture wattage should be wattage
of the driver not the fixture itself ie: 48 watts of 96 watts per lighting specs.
See Lighting Schedule on sheet A3. Per electrician, an alternate power supply was
used to provide better dimming control and two, 200 watt power supplies will be used for
fixtures L1 – L6. The COMcheck “Interior Lighting Compliance Certificate” has been
revised to reflect the wattage of these two power supplies.
Please contact us with any questions.
Sincerely,
Tom Frye
