Destination Residences, LLC, is the authorized agent for the Gant Condominium Association, and
verifies that the plan submitted by Anne Grice for F304/Mills Residence has received appropriate
review and approval, including the modification of size, and slight shift of sliding glass door off #2
bedroom balcony, and changing living room fixed window and sliding glass door locations.

MEMORANDUM
TO: THE GANT CONDOMINIUM ASSOCIATION BOARD OF DIRECTORS

SUBJECT: ARCHITECTURAL REQUESTS

Discussion:
The owner of F304, Ibby Parker Mills, is renovating the unit in fall of 2019. This condo is
still in its original state, and is the last three bedroom/two bathroom unit. The owner has
two requests:
1. Modification of size, and slight shift of sliding glass door off #2 bedroom balcony.
2. Changing living room fixed window and sliding glass door locations, similar to
what was approved in unit G105 in December 2014.
Bedroom slider modification:
F304 has balconies off of both the #1 and #2 bedrooms, on the north facing side of the
end of F building, situated near the D building parking lot. Currently the shared “Jack and
Jill” bathroom is between the #1 and #2 bedrooms.
In order to add a second bathroom in this location, and also add proper closet space into
the bedrooms, the designer has suggested shrinking one of the sliding glass doors to the
balcony. C301 is the same size and had the same 3 bed/2 bath configuration, and at the
time we allowed them to put in a French door instead of a sliding glass door.
The location of the balconies in F304 are not overly visible from even the D building
parking lot as there is a native area with dense trees, bushes, and plantings that prevent
anyone from walking in the area. Additionally, there is not a sliding glass door below in
F204 or F104, so changing the size and shifting it slightly should not be noticeable.

The owner of F304 is seeking approval to modify the current sliding glass door by shifting
it approximately 2'-6" west (to the right on this picture) and make it a 5' slider rather than
a 6' slider.
Living Room Slider Modification:
In December 2014 the Board approved allowing the owner of G105 to swap the location
of the fixed window (currently by the fireplace), and changing the sliding glass door to a
French door. This was to allow more seating space in the extended living room area.
F304 is requesting approval for the same modification. A sketch of G105 and picture of
the finished door is below. The location of F304’s balcony is not able to be viewed on
Gant property as the area below is a native area that backs up against the property line.

ACTION
Ibby Park Mills requests to shrink and shift the location of the #2 bedroom slider, and to
change the current configuration of the living room slider.
A motion is needed to ratify the approval of these architectural requests.
