Allowable Floor Area for entire lot; Units A & B combined: 3,600 SF for lots
with net lot area between 6,000 and 9,000 SF.
Area of entire lot = 7,500 SF
7,500 SF - 6,000 SF = 1,500 SF.
1,500 SF / 100 = 15
15 x 16 SF of FA for each additional 100 SF in net lot area = 240 SF
Total Allowable on the entire lot: 3,600 SF + 240 SF = 3,840 SF
Exempt Deck Area = 3,840 x 15% = 576 SF
Two TDR's landed in 2006. One for House M and the other for House N,
bringing Total Allowable FA for Lot 9 to 4,340 SF.
Based on the calculations provided with this permit for House M and House
N the total existing calculated FA for Lot 9 is 4488 SF. The two houses
combined exceed the allowable FA + TDR's by 148 SF.
It is proposed to reconfigure the calculated FA for House M with no gain or
reduction in FA.
