Front porch- approved. I’d like to keep an eye on how this unfolds (including final choice of posts and details) just because this porch is unusual. 2. Living room fireplace vent- approved. You can do the small vent on the north wall of the Victorian. 3. Family room skylight- can this be relocated so it is connected to the new addition, not the historic resource? It is not approved in the location you’ve shown. It should also not float in the yard. Somewhere alongside the addition or in the patio of the addition is preferred. 4. Upper level siding- approved. 5. Master bedroom dormer and handrail- approved. 6. Master bedroom hot tub deck- approved. 7. Use of composite siding in a grid pattern instead of clapboards on the north façade of the addition and the connector- not approved. Please stick with wood clapboard siding and maybe use a different paint color to distinguish these areas if you’d like. I just realized I didn’t discuss the glass garage doors with Roger. I’ll have to ask him and get back to you. Let me know any questions. If you want to pursue the areas not approved, you can come to HPC. We have structural beams that prevented us from going through, and we can’t make the ceiling any lower in the main floor. The option we presented now, shows the pipe (with enough room from clearances around it) going through a small “attic” space and straight out the back of the house. If we decide we want to turn it toward the brick chimney, we have the same problem of not having enough clearence room because of structural reinforcements to flooring. Also, we can only have a few 90 degree turns and we have to have a bit o slope on that pipe. I hope this is helpful. All these gas fireplaces have double “acting” vents…. exhaust and fresh air intake, and they need clearance around them, so the historic chimneys are not big enough. We had the same issue at 232 Bleeker. Thanks so much for your help with these items. So I can explain the situation correctly, why can’t the living room fireplace flue go through the roof instead of out the south wall of the historic resource? Along with these, I am also sending you information for the updated front porch design and a proposed fireplace ventilation location. Please take a look at the attached document and let us know your thoughts on these proposed ideas, or if we can clarify anything. Thank you.
