A803 HCI Historic Wall Assembly Changes.pdf
Sarah,
See attached. I heard today that there are some more decisions being worked on between HCI and
HPC on the insulation type at the historic house walls. So, we reflected that recent discussion in the
details.
1. The discussed changes to the wall assembly are shown on the attached sheet A803
2. Drainage was discussed with the waterproofing consultant. Given the limited area of walls,
construction above and below these walls, and the use of the Vaprosheild Wrapshield IT, he
does not have any concerns about drainage. The siding configuration will allow the water to
escape easily.
3. See attached for the cut sheet information on the Vaproshield Wrapshield IT system, and also
check out the website. https://vaproshield.com/products/wall-wrb-ab/wrapshield there are
even some videos on the site discussing how the product works. It is a fairly standard product
for this industry.

Subject: RE: Site Visit: 533 W. Hallam
Hello Paul, Stefan and Brian,
Following our discussion with the Building Department, I have summarized the comments that will
need to be addressed:
1. The siding/wall assembly detail: Please update the drawing to accurately reflect the sistered
framing we saw on-site and how the proposed plywood will be attached to the studs for shear
strength. The historic studs appeared to be sistered on both sides in most areas but that is not
what is shown in the drawing.
2. Drainage: How will drainage be addressed in the proposed assembly? Will a drainage plane
be needed for the performance of this wall? If so, what would this look like and what would
be the minimum tolerance needed (dimensions)? Staff would like to assess this detail since it
may change how far the exterior features will be pushed outward.
3. Vapor Barrier: Please provide a description on how vapor will travel through the system. We
need to ensure that the final system allows for the vapor to travel in one direction and will
ultimately dry out. Provide information including what material would be used and its level of
permeability.
Thank you,
-Sarah-

We have no issue with using batt insulation or rock wool to insulate the remodeled
historic cabin. With approval from HPC and the City of Aspen to install a vapor
barrier around the historic structure, we will mitigate concerns of moisture infiltration
and improve the energy efficiency of this portion of the house. This will be a big
improvement.
Please let us know of you have any other questions. HCI is available to join you at
your meeting with the Building Department to help explain how we would
approach this work.
Thank you for your consideration in this matter

Here was the wall detail that was approved for the permit where batt insulation was specified. We
walls of the historic resource (re-built) that had no historic framing was permitted to use spray foam
insulation. -Sarah-

Hello Stefan and Paul,
We received your email with the attachments and description about our site visit and will be
discussing the details with our Building Department tomorrow to see if they have any comments or
questions to add. One thing we notice was that there was no mention of insulation. As we discussed
on site, we are moving away from spray foam insulation in areas where we have historic studs and
framing and recommending the use of rock wool insulation which is the current standard for historic
resources on a national level. This would be our preference for this property.
We will reach out again tomorrow after our discussion with the Building Department.
Thank you,
-Sarah-

Subject: RE: Site Visit: 533 W. Hallam
Hi Natalie and Sarah, thank you again for coming to our site today to look at the
vapor barrier issue at 533 W Hallam. We did not mention the other trim that would
also be required to be removed in error. Please see below our proposed sequence
of deconstruction and reinstating of siding and trim. Also, see attached photos of
trim that we would also propose to remove and reinstate. I have highlighted in
green. Note all trim on the vertical face of walls is included in this request.
Additionally, I have included a detail showing how we propose filling in between
the studs flush to the exterior side of the original studs.
Procedure of work;
Label each piece of siding in a logical sequence. This is to be on the face

of the siding with pencil.
Photograph all labeling while siding is still in place.
Document the elevation of each piece in relation to a set bench mark on
the property.
Carefully remove each piece and store on site under cover.
Fill in between each stud bay with ¾” plywood with the outside face of the
plywood being flush with the outside of the historic studs. This will enable
the siding to be reinstated to its original position.
Wrap the house with the vapor barrier.
Reinstate the original siding to the documented elevations previously
noted.
We understand this siding and trim approval request only covers the removal and
reinstating of siding and trim. A separate approval request for the insulation
assembly will follow within the next few days. We will NOT insulate without this
second approval.
Please advise if we can proceed with the siding and trim removal as detailed
above and in the attached documents.

Stefan Roberts
