Dear Justin and John,
Regarding your plan review comments for the above reference building permit, dated 10/9/18,
please see the attached drawings, specifications and responses to plan review comments.
Because of the issues raised in the plan reviews, the costs of the kitchen hood venting system
and logistics issues with the initial kitchen design choice, the design for the restaurant has been
modified in response to these concerns. The lower level is now completely dedicated to storage
needs and employee support spaces and the kitchen has been moved to the street level. The
airlock entry has been removed from the plans and the modification to the residence lobby has
been removed as well.
The drawings have been revised. Each of the building plan review comments have been
addressed and resolved, or eliminated. We have responded to each of the building plan review
comments and these are summarized below.
Building Plan Review Comments emailed to Mark Hallenbeck on October 9, 2018 (attached):
Building Comments:
1. Occupancy R‐1 has been added to list of occupancies on sheet A1.0
2. We have modified the seating plans. See plan 1‐A2.0. We now have 64 dining seats and
7 bar seats. There are 4 accessible dining seats and 2 accessible bar seat identified.
Dining area 3 has been modified. This area is no longer raised.
3. Notes have been added to the door schedule on sheet A3.0 to clarify the hardware on
each door.
4. See plumbing fixture counts on sheet A2.0.

5. See specs and cut sheets included in Food Service documents. The walk‐in cooler and
freezer have been removed from the plans and only a beer cooler is proposed. All
kitchen equipment will comply with the applicable sections of the 2015 IECC, Chapter 4.
6. The design of the entry area has been revised and the airlock entry, and the
corresponding section, is no longer applicable. This section and reference has been
deleted from the drawing set.
7. The kitchen has been moved to the street level and the dumbwaiter is no longer
needed. It has been deleted from the drawings and the comment is no longer
applicable.
8. Ceiling construction notes referencing the suspended ceiling construction sections 1 – 4,
sheet A6.0, have been revised to include a reference to an additional detail, 8‐A6.1,
which shows the typical suspended drywall ceiling construction.
FS Equipment Comments:
1. All remotely mounted compressors have been deleted from the design. The remaining
beer cooler compressor will be mounted on top of the beer cooler. This comment is no
longer applicable.
2. The new kitchen design includes a Type 1, ventless hood. See specs and cut sheets
included in Food Service documents.
3. The proposed revision to the net leasable area has been deleted. The referenced area
has been revised and drafting conflict deleted.
Mechanical Comments:
1. Refer to separate response letter from MEP Consultant, MKK, now IMEG.
