Newly constructed one- or two-family dwellings and townhouses with a dedicated attached or detached garage shall facilitate future installation and use of electric vehicle chargers. For each dwelling unit, a 208/240-volt individual branch circuit or a listed raceway to accommodate a future individual branch circuit shall be installed. The raceway shall not be less than trade size 1 (nominal 1-inch inside diameter). The raceway shall originate at the main service or subpanel and shall terminate into a listed cabinet, box or other enclosure, and in close proximity to the proposed location of the electric vehicle charger. Raceways are required to be continuous at enclosed, inaccessible or concealed areas and spaces. The service panel or subpanel circuit directory shall provide capacity to install a 40-ampere minimum dedicated branch circuit and space(s) reserved to permit installation of a branch circuit overcurrent device. The information below includes the initial background email as well as summarizing the questions to the answers. Please respond to this email with APCHA’s approval. Answers to questions: Storage Units: 1. 101: 2 storage units – 1 on main level (73 SF), 1 on lower level (127 SF) 2. 202: 1 storage unit on lower level (147 SF) 3. 302: 1 storage unit on lower level (138 SF) Closets in Bedrooms: All bedrooms in the subject units have closets Full Bathrooms: 1. 101: 1 full bathroom, 2 bedrooms 2. 202: 2 full bathrooms, 2 bedrooms 3. 302: 2 full bathrooms, 2 bedrooms Washer/Dryers: All of the subject units have washers/dryers internal to the unit Parking Spaces: There are 8 units and 6 unassigned spaces; I do not know how they plan to manage the use of the spaces. They were approved to pay cash-in-lieu for the missing spot ($30,000). Below are copies of the floor plans. Highlighted in pink are the subject units and their storage units. Unit 101 is outlined in lime green; Unit 202 is outlined in lavender; Unit 302 is outlined in fuchsia. Corresponding storage units are outlined in corresponding colors. Highlighted in yellow are bedroom closets. Highlighted in blue are the washer/dryers and their closets. Background information: The attached resolution includes the following language (my highlight and writing in red): The project is in for a change order. There was a change to the mechanical system which has led to a chase being run through three units – 101, 202, and 302. Per the City’s net livable definition this chase is not net livable. In the above snip I wrote the changed proposed net livable numbers in red. Unit 101 is being reduced by 4.38 SF, Units 202 and 302 are being reduced by 2.45 SF for a total of 9.28 SF. Here is the proposed net livable sheet – the clouding is from the applicant regarding some layout changes that do not impact this conversation. I have red-lined the sheet quite a bit. Main Street Dear Phillip, After much head scratching, please consider this alternate method of design for the parking at the rear of the building. We are proposing to relocate the accessible parking to the center of the property. The project contains two ICC A117.1-2009 type B units and this configuration could accommodate two accessible spaces if the need arises. This location also facilitates an efficient use of the accessway to be used by the trash service and also provides an open route to one of the accessible at grade storage unit. And one other reason to move the accessible parking to the center, is that is provides a cover from the weather for those getting in and out of their vehicles. The two parking spaces on the west side will be dimensioned at 8’1” to accommodate this new layout. Thank you so much for your consideration of this parking matter. He felt the transom windows on the front are fine, but not the two on the west façade (not including the west facing one at the front deck.) I’m not exactly sure what his concern was. I’m not necessarily supportive of the change at all because I think it increases the perceived scale of that part of the building, but I will join with Scott’s opinion if that helps. Options are to move forward without the two windows on the west façade or ask the full HPC. What would you like to do? Main Street Hi Amy, I am sending you a question for 210 W. Main Street (King Louise). I have been working with the owner and Kim to improve the south west unit on the second floor (Unit 203). This is the unit on the second floor facing Main Street. The ceiling in that unit is pretty tall (compared to the other units), so Ted suggested we explore adding windows higher than the already proposed, to capture the Aspen Mountain view (who wouldn’t want that right?). I the idea is to leave the already approved windows and add a second row above them (in the living area only). I am sending you a presentation showing what we have approval for, and the proposed drawings for the south elevation. Would you mind taking a look and letting us know if this would be an easy change?
