SNOWMELT SYSTEM AND EQUIPMENT MANDATORY REQ’S.
All snowmelt systems shall meet the following:
-Any portions in the Right of Way must be on a separate zone. A ROW
permit and Permanent Encroachment License are required.
-R10 insulation shall be installed under the area to be snow melted or R5
insulation shall be installed under and at the slab edges. (Ordinance 11
Series 2011)
-Automatic controls installed for system shut off when pavement
temperature is above 50°F and no precipitation is falling. (2009 IECC
Sec. 403.8 & 503.2.4.5)
-Automatic or manual controls installed for system shut off when outdoor
temperature is above 40°F. (2009 IECC Sec. 403.8 & 503.2.4.5)
-Inspection by testing hydrostatically at 1½ times max system design
pressure, but not less than 100psi, for 15minutes. (2009 IMC Sec.
1208.1)

Change Order No. 3 – 11/21/19 (Rev. 01/16/20)
Items submitted for change order:
• Main Level: we are requesting a change of location for the hot tub. The permit approved it on
the Master Bedroom North Deck. The owner wants to move it to the south of the home, by the
kitchen patio. The new spa will set against the wood fence.
• Main Level: The floor at the closet by the West Entry (at the link) was adjusted to provide a
better storage area while accommodating the link step.
• Spiral Staircase: We are adding a new spiral staircase on the South deck for the Master
Bedroom. It will go from the kitchen patio to the Master Deck. We received approval from the
HPC Board on November 20th, 2019 for the setback expansion for a portion of the stairs.
