The COA Hallam St project will
be running new electric to this
transformer. Projects will need to
coordinate timing so that alley is
clear. The draft COA schedule
has this work happening in
August.

All utility cuts need to happen
prior to the improvements which
are a part of the COA Hallam St
project. As a part of that project
8th St will be repaved to
approximately the midpoint of
the lot. There will be a new
sidewalk, curb and gutter,
pervious pavers, and bike share
station on 8th St. Please
coordinate with COA
Engineering to ensure service
line utility cuts happen first. The
current COA schedule has 8th St
demo happening in August,
paving happening in September.

Per COA Hallam plans the slope
will be 16% from new sidewalk
to existing grade at the Property
line. Look at chasing grade back
within the property to create a
straight graded walkway and
ensure proper drainage away
from the buildings.

Correct, no snowmelt is proposed.
BUI has included this in Note #3 on Sheet C.2.
BUI has indicated this on Sheets C.2, C.3 & C.7.
The City raised the elevation of Hallam St. by about 18" which
prevents a straight grade that is ADA compliant. BUI has adjusted
the grading using ramp runs under 8% and 2% landings.
Per discussions with COA staff, there is a prescriptive easement
which allows this work to be completed.

The Parks Dept. has forced the water services to be extended to
the buildings from the Alley. In doing so, they have forced water
services to be installed under sewer services. BUI has added for
the water services to be wrapped in 30-mil PVC liner and the
sewer piping to be C900 DR-18 PVC in hopes of protecting the
water services from seeping sewage.
BUI has enclosed a trench drain cut sheet with flow capacity
information.
Existing easements have been added to the survey and civil plans.
The presence of existing utilities indicates the presence of
prescriptive easements.
BUI has enclosed a data sheet of the pipe flow capacity.
FP Response: The ditch easement agreement
