What's the separation
distance of the water
service and culvert?
The dimension is specified on the WQCV Drywell with Skimmer
Pipe detail on Sheet C.7
The Drywells have been relocated further east and the water
services rerouted on the west side which affords 10' of separation.
The single trunk service has been replaced with 3 services. See
Sheet C.7.
(3) 2" service lines are required to meet fire protection
requirements for the (3) buildings.
The culvert pipe invert and the top of the water service pipe
elevations have been included on Sheet C.7.
FP Response: Fire Flow Calcs are included as a form titled Fire
Suppression Letter.

This portion of new 8th St
improvements is not within the
scope of the COA Hallam St
project. Loris did the design for
the COA project. They are
currently putting together an
estimate for the design work to
extend the typical section further
south on 8th St. Once this
estimate is finished Gould would
need to put together a
construction estimate. It is not
the intent of the City to do this
work. The Poppies project can
opt to contract with Loris and
Gould if they wish to do this work
to improve the alley entrance.
Alternatively we could possibly
put in place an agreement that
the project will finance this
portion of work and pay back the
City. This needs to be discussed
in person. Engineering cannot
sign off on the permit until a
clear resolution is in place. A
resolution means demonstrating
ADA compliant slopes are
achieved along the sidewalk
crossing and the alley slope is
12% or approved variance.

This portion of new 8th St improvements is not within
the scope of the COA Hallam St project. Loris did the
design for the COA project. They are currently putting
together an estimate for the design work to extend the
typical section further south on 8th St. Once this
estimate is finished Gould would need to put together a
construction estimate. It is not the intent of the City to

needs to be discussed in person. Engineering cannot
sign off on the permit until a clear resolution is in place.
A resolution means demonstrating ADA compliant

the alley slope is 12% or approved variance.
Soil Nails are not permitted within 5' of
the centerline of the ditch. As laid out in
the ditch easement language, there
shall be no above grade nor subgrade
alterations within a distance of 5' from
the centerline of the ditch.
Per review comments provided by the Water Dept., the sewer
service has been encased in 12" Sch. 40 PVC.
The offsite basin has been indicated on the Existing Drainage
Basin map on Sheet C.8.
FP Response: We are working to
have a coordination meeting with Loris
and Gould but have our civil engineer
and contractor design and execute
the extension.
FP Response: The shoring plan has
been revised, and the site plan now
shows that 5' offset from the centerline
of the ditch that may not be crossed.
