FORUM PHI | Permit Fair Responses
February 12, 2018
Project Site | 834 W. Hallam, Aspen, CO
Verbal City Comments:
1. Hailey asked us to update our backgrounds to align with the Hallam Street Project renovations happening in our
right of way. FP Response: We are in the process of coordinating these backgrounds with our surveyor to figure out
the discrepancy in elevations between the city’s survey and our own. Hailey has approved us to move forward with
our submittal as we continue to coordinate this piece.
2. Tony discussed that construction for the Hallam Street Project will coincide with the proposed construction date for
834 Hallam, making it impossible for us to allot any space outside of our property line for staging. FP Response:
Our GC is coordinating with Tony to work with consideration to the city’s construction schedule, and we have
attached a revised CMP.
3. Claude asked us to include existing residential square footage. FP Response: Existing FAR, and Gross sq ft is
summarized on sheet Z-001, with plans on Z-007x.
4. Claude asked for a detail of the light wells showing that the footings do not cross the property line. FP Response:
The light wells will be a galvanized steel insert. I have referenced the spec under keynote 50, and included the spec
in this submittal. Additionally, Section D on sheet A-304 and the Setbacks and Projections on sheet Z-003 shows the
lightwell dimensioned to the property line
5. Claude asked us to get approval on our mailbox location. FP Response: Mailboxes can be referenced on sheets A-
001, Z-203 and A-203. We have a meeting scheduled with the USPS postmaster to get approval on location.
6. Tree Permit: We may need to renew our tree permit, and they would like us to include the ditch in the tree
protection. FP Response: Landscape has submitted a new tree permit on 2/12 and has attached a tree protection plan
on sheet L-200.
7. Water Efficient Landscape: We were asked to update the irrigation plans to show the Hallam Street Project
rennovations. HP and Parks will need to coordinate irrigation vs HPC requests during round 1 comments. FP
Response: The Irrigation plans and landscape plans now show the updated backgrounds. We are open to discussions
with HP and Parks to finalize the design within the gal/sqft/season goals.
8. HP asked us to write out a memo discussing how we have addressed the comments in Resolution 14 of 2017. FP
Response: Attached in the forms folder is our memo outlining this information.
9. Fire notes that we will need a FDC on each building on the address side of the building. HP would like to coordinate
these locations as well. FP Response: Elevations on sheets A-201 and A-205 show the FDC locations to be
coordinated between fire and HP.
10. Nick asked us to verify our resource for the STC rated walls. FP Response: On sheet A-501 we have specifically
referenced the source for our STC rated walls coming from the California Office of Noise Control document, and
have attached the STC pdf source in the specs submittal folder.
11. Nick asked us to provide an intersection detail of our fire rated assemblies. FP Response: Intersection detail 12 on
sheet A-502 shows this detail.
12. Building asked us to show 6 points of accessibility per the CRS. FP Response: Please reference sheet A-009 for the
chart and annotations showing 6 points of compliance per the CRS. Unit 107 has been adjusted to meet the Type B
Visitable requirements.
