Hi Cindy,
I thought I would summarize the information in one email for clarity in our records. The information below includes the initial background email as well as summarizing the questions to the answers. Please respond to this email with APCHA’s approval.
Answers to questions:
Storage Units:
1. 101: 2 storage units – 1 on main level (73 SF), 1 on lower level (127 SF)
2. 202: 1 storage unit on lower level (147 SF)
3. 302: 1 storage unit on lower level (138 SF)
Closets in Bedrooms: All bedrooms in the subject units have closets
Full Bathrooms:
1. 101: 1 full bathroom, 2 bedrooms
2. 202: 2 full bathrooms, 2 bedrooms
3. 302: 2 full bathrooms, 2 bedrooms
Washer/Dryers: All of the subject units have washers/dryers internal to the unit
Parking Spaces: There are 8 units and 6 unassigned spaces; I do not know how they plan to manage the use of the spaces. They were approved to pay cash-in-lieu for the missing spot ($30,000).
Below are copies of the floor plans. Highlighted in pink are the subject units and their storage units. Unit 101 is outlined in lime green; Unit 202 is outlined in lavender; Unit 302 is outlined in fuchsia. Corresponding storage units are outlined in corresponding colors. Highlighted in yellow are bedroom closets. Highlighted in blue are the washer/dryers
and their closets.
Background information:
The attached resolution includes the following language (my highlight and writing in red):
The project is in for a change order. There was a change to the mechanical system which has led to a chase being run through three units – 101, 202, and 302. Per the City’s net livable definition this chase is not net livable. In the above snip I wrote the changed proposed net livable numbers in red. Unit 101 is being reduced by 4.38 SF, Units 202 and
302 are being reduced by 2.45 SF for a total of 9.28 SF.
Here is the proposed net livable sheet – the clouding is from the applicant regarding some layout changes that do not impact this conversation. I have red-lined the sheet quite a bit.
Is the proposed decrease in net livable area of 9.28 SF total for mechanical ductwork acceptable and approved by APCHA?
