RE: Las Montanas - REV 2 Change Order Scope
Master Permit #0043-2021-BCOM
Upon removal of the previous tenant improvements, numerous conditions became
apparent requiring a change to implement the Tenant Improvements for the
referenced Building Permit. Revisions to the Permit submitted drawings and project
scope of work are as follows:
ARCHITECTURAL SET
A-001 GENERAL REFERENCE
Update added sheets to the drawings set.
A-002 - SPECIFICAITONS
Added U.L Y615 to document the requirements for Intumescent paint protection
on existing steel columns.
A-003 - FIRE RATED ASSEMBLIES
Demolition exposed structural steel studs were the framing members of the
exterior walls. Inserted U.L> U418 1 Et 2 Hr. Fire assembly for steel studs.
A-101 ROOF PLAN - ZONING
Identified locations of roof curbs for MAU units, span of curbs spreads unit load
over roof joists running perpendicular below.
Swamp Cooler identified had been serving Kitchen of Las Montanas, unit no longer
required, can be removed.
A-102 CODE COMPLIANCE PLAN
Documenting plan revisions and affect of life safety and accessibility compliance.
a. Restroom 6 - plan revision to incorporate niche at bar.
b. Dining Seating arrangements changed which revised exit paths and distances;
and locations of accessible seating.
c. Slight Room area revisions within the occupancy calculation chart
A-201 DEMOLITION FLOOR PLAN
a. Bar/Restroom Area, demo portion of partition wall to create niche for bar
equipment.

b. Kitchen/Tortilla area; removal of drywall exposed water damage and scabbed
framing within existing partition walls. Noting removal of walls for to reframe with
metal studs for better finish consistency.
c. South Wall Kitchen; removal of furred wall that had housed electrical panels.
A-202 R.C.P. DEMO PLAN
Document removal of soffits within Dining area to enable installation of fire rated
assembly onto roof structure.
A-211 FLLOR PLAN
a. Restroom 6; revise plan to accommodate niche for bar equipment.
b. Tortilla Station 10;
i. Reframe partition walls due to discovery after drywall removal.
ii. Add furred wall at West wall to accommodate pluming vent pipe discovered
during demolition.
c. Kitchen 13:
i. Add wall at south side of cookline
ii. Box out on South wall at plumbing pipes.
iii. Extend partition wall at East side to house electrical panels
A-401 BUILDING SECTIONS
Change to finish ceiling along East wall of Dining Area.
A-601 DETAILS
Change to details for found conditions of existing metal studs.
G.C. selected to utilize metal studs vs. wood, updated details.
Added details 4, 11 Et 12 for new conditions.
A-602 DETAILS
a. Revised ceiling/roof details to locate fire rated assembly onto roof structure.
b. Added details at existing structural columns to incorporate fire rated
assemblies previously non-existent.
c. Revised Restroom 6 plan to create niche for Bar equipment.
d. Added detail for existing sloped roof at East side of Dining Area.
