Need to verify that the excavation will not encroach/effect the neighboring properties or alley. Shoring plan is included with CMP. It is an engineered shoring plan. B-2 It appears the REMP calculations are incomplete. We did not see the calculation for the proposed hot tub and snow melt systems. Please provide REMP calculations were revised including snow melt and hot tub. B-3 Refer to sheet A-322: a. Provide the construction details for the steel egress ladder to verify conformance with section R310.2.3.1 Steel egress ladder construction details were added to sheet A-322 b. Please verify that drainage has been provided for the egress window wells. Section R301.2.3.2. Floor drain is provided at egress window well concrete slab,refer to sheet A-322 and Civil Engineer information The detail calls out heat trace and drainage. It appears the heat trace is within a concrete slab that has no drain. Heat trace is embedded in concrete slab,floor drain is provided at concrete slab c. Please specify the "Hold Open Arm" and indicate what the security is. Also, please provide the proposed weight of the steel grate. Need to verify conformance with section R310.4 ',Hold Open Arm"was removed,steel grate was changed to 1"thick aluminum bar grate; 19 S dove tail. B-4 Refer to sheet A-511: Grate weight is approx.22.5 lbs total.Refer to revised sheet A-322 a. Detail 4. It appears the 5" wood board ceiling does not qualify as a thermal barrier for the foam plastic insulation. R316.4 Spray applied IFTI DC315 intumescent coating thermal barrier was added to detail 4 on sheet A-511.FP-1 was added to B-5 Refer to sheet A-61 1: material schedule on sheet A-620. a. Please indicate the windows and doors that will require safety glazing to verify conformance with section R308.4 Appears all glass doors and windows 102, 103, 104 at living room and possibly 101 at the entry hall. "Glazing"column was added to window schedule on sheet A-611. New windows to have tempered glass throughout. Historic windows to have B-6 Refer to sheet E104: tempered glass at replacement of non-historic glazing>9 sgft/pane. a. Please provide the attachment detail for the solar panels. Including the flashing details. U-Anchor U2400-EPDM with integrated flashing.Attachment detail was added to sheet A-330. STRUCTURAL COMMENTS S-1 Please verify we have the correct soils report. The address on the soils report does not match the proposed project. While the title has the correct address the body of the report does not. Report was revised to show correct address. S-2 Please provide the construction details for the stairs and stair landings. Sheet S-401 was added with stair details. MECHANICAL CODE COMMENTS M-1 Refer to sheet M101: a. It appears the outside air grill may encroach into the minimum 36" window well clearance. The code allows the ladder to encroach. Please verify. Section R310.2.3 Face of air grille at window well to be 1/4"set back from well wall,no encroachment. Detail was added to sheet A-330. It appears the dryer vents will exceed 35'. Please provide a note for required signage indicating the length. It appears each dryer vent will have a booster fan. We did not see where the booster fan will be located and the need for access to the fan. Please indicate. Dryer fans are shown on floor plans(M101)in the main mechanical room. Drawings have been updated to reflect vent length notation requirement. PLUMBING CODE COMMENTS P-1 Aspen does not require plumbing plans for single family dwellings Understood,no change per drawings as submitted ENERGY CODE COMMENTS EN-1 It appears the REMP calculations are incomplete. We did not see the calculation for the proposed hot tub and snow melt systems. Please provide See B-2 EN-2 Refer to REScheck and U-Factor document a. The percentage of framing is the same for all assemblies at 9.4%. Seems very low for wall framing at 16" O.C. Please verify In a 16"O.C.stud bay each of the 2 studs forming the bay contribute half their width to the percentage of the wall assembly that is framing.Half the b. Values do not match: width of two studs equals the width of one stud,therefore the percentage framing is calculated with the formula: i. Basement planted roof (stud width)/(O.C.distance)=%framing,(1.5")/(16")=0.09375=9.4% REScheck allows the designer to enter the assembly U-factor. Choose "Other" and enter your calculated U-factor The insulation value for the"Basement Planted Roof'has been revised and an updated EN-3 Refer to sheet A-620: REScheck report has been generated.The revised assembly line is boxed in red on the updated report.Compliance decreased from 17.5%to 17.3%better than code. a. INS-1 Air permeable insulation cannot be used as an air sealing material. Table N 1102.4.1.1 INS-1 was removed from material schedule on sheet A-620.All above grade exterior assemblies to have closed cell spray insulation INS-8. b. Please indicate the U-factors for the proposed Fenestrations and skylights. Values should match those used in the REScheck U-values per REScheck were added to to window and door schedule on sheet A-611 C. INS-8 Specifies the foam thickness to "Fill stud/joist cavity" However, details 4 and 5 sheet A-511 have a concrete slab. Please indicate the required thickness 6"min thickness now indicated at this location EN-4 Refer to the Lighting cut sheets: to meet U value listed in REMP report a. Please verify that 75 percent of the lamps in permanently installed lighting fixtures will be high-efficacy lamps. It appears most of the fixtures are specified as LED. However, the Capsylite par lamps are not high-efficacy. N1104. Specified interior and exterior fixtures are LED throughout-refer to cutsheets provided. ELECTRICAL CODE COMMENTS E-1 Aspen does not require electrical plans for single family dwellings. Verified the required electric vehicle charging was in the load calculation. Understood,no change per drawings as submitted. RECEIVED Electrical load calculations include"EV-1"and"EV-2",which are both rated for the minimum 40A,240V City requirement.The panel schedule notes to provide(2)40A,2-pole circuit breakers labeled for future EV charging,in addition to showing rough-in locations in the 2/8/2021 electrical plans.
