Our review is based upon pdf upper-level floor plan and roof plan drawings sent through email and a field observation performed on July 24th, 2024. The current proposed scope of work includes modifications to the interior walls between the bedroom 219, closet 218, and bath 217. Demolition of the existing finishes on the walls to be removed had been complete for the site observation on July 24th. The wall appeared to be 2x4 wood studs spanning between the floor and ceiling approximately 9'-7" near the exterior wall and 11'-8" at the end of the bedroom/closet wall approximately 8'-0" into the room. The wall appeared to be attached to the bottom chord of the existing roof scissor truss. The existing wood scissor trusses appeared to clear span between the north and south exterior walls for this portion of the house. The trusses appeared to be spaced at 24" on center, have a center 2x4 post, (3) 2x4 webs, and 2x6 top and bottom chords. The existing stud walls proposed to be removed, between bedroom 219 and closet 218 and the portion of wall to be removed between closet 218 and bath 217, do not appear to be supporting gravity loads. The existing walls proposed to be removed have also been analyzed for lateral load implications. The existing walls to remain appear to provide adequate lateral support to the building. The existing wood stud partition running 8'-0" north/south and the 5'-7" east/west portion between the bedroom and closet can be removed without impacting the structure. The wall between the closet and the bath can have a new door opening cut into it without structural implications. Should you have any further questions regarding this matter, please feel free to contact our office. We look forward to working with you through the completion of your remodel.
