Please provide the following information:
1. LUA.1 through LUA.69 (Sheet 3 through 71)please list the approval documents by name, and
provide them as documents rather than part of the 24x36"permit.
Sheets will be submitted seperately on smaller paper size.
2. Sheet Z006 Existing FAR Calculations (sheet 74 of 124): Please provide basic grid lines.
Grid lines have been included.
3. Sheet Z006: CC Ordinance No 4(Series of 1996),Please amend the floor area calculations to
include stairs. Please see to Exhibit A of the Ordinance. The calculation of Floor Area has no
floor exemptions.
Stairs have been updated to show on FAR
FLOOR AREA means the sum of the gross horizontal surfaces of each floor of a building
or st.-ucnire. In calculating floor area,the following rules apply:
a. General: In measuring floor area, all dimensions shall be taken from the outside face
of framing or other primary wall members or from the center line of walls separating adjoining units
of a building or portion thereof. Veneer
facades up to eight inches in thickness shall be excluded from the calculation of floor area; that
portion of a facade which exceeds eight inches shall be included. Fireplaces,elevators, stairs and
similar features are included in the floor area on each floor.
4. Sheet Z006: Administrative Determination-FAR subgrade(Maroon Creek) - 9.19.2014
Sub-grade exempt 4,000 sq ft: please provide sections in elevation(floor-ceiling)pursuant to
Administrative Determination. Illustrate compliance with sub-grade exemption which states:
Sub grade sections have been created.
If there are stacked spaces below natural grade, only those areas that arc twenty(20) feet in depth
or less and include no more than one story may be included in the 4,000 square feet exemption.
For example, in Figure C on Page 3, Space 3 is exempt because it is a single story that is below
natural grade. However, the area of Space 5 that is directly below Space 3 is not exempt, because
it is more than one story below natural grade. Space 5 occupies the entire lower story, and
includes a large area that is below natural grade. however, the portion of Space 5 that counts
toward the exemption is only the area that is completely below natural grade AND is the only
story below natural grade. (For the purposes of this calculation, crawl spaces do not count as a
story.)
5. Sheet Z006: Please establish the deck and overhang allowance per CC Ordinance No 4 (Series of
1996), Exhibit A Roof Overhangs and Decks.
Deck and overhang allowances have been included in calc sheets
6. The exemption shall be illustrated in a linear manner(no rounded counters). The exemption is for
5' for each level above grade of existing structure. Establish the existing allowance for the
existing structure.
Rounded corners have been eliminated.
7. Provide a proposed Roof Overhangs and Decks exemption for each level in separate illustrations.
Projection sheets have been included in the zoning drawing set.
8. Count as floor area the places where the "architectural projections exceed 10'. RE(-
Areas have been illustrated in FAR and Projection sheets.

similar features: Count as floor area the area in excess of 15% exemption. Provide existing and

proposed for the exemption known as, `decks,balconies, stairways and similar features',per the
exemption Ordinance. Decks, balconies and stairs are clearly illustrated in prjection sheets.
c. Decks,balconies,stairways and similar features: Structures that exceed thirty (30)
inches above natural or finished grade. and that are not covered by a roof or architectural projection
from a building, are exempt from floor area
for up to fifteen percent(15%)of the maximum floor area allowed. Any areas in excess of fifteen •
percent(15%)shall be counted toward floor area.
10. The two exemptions b. Roof Overhangs and Deck and c. Decks,balconies, stairways and similar
features are impactful to FA. Please provide the math that supports the calculation.
Calculations have been updated with the inclusion of projections.
11. Sheet Z009—Z013: demolition: Please address these areas on the wall demolition and roof
demolition calculations. The walls need to be added and the roof area for demo as well.
Areas of concern have been annotated for clearity.
12. Please review again the roof calculations, given scope of the structural plans; roof area will be
demolished per structural plans.

13. Sheet Z014—Z018 (sheet 82-86 of 124): Please provide height in accordance with CC Ordinance
No 4(Series of 1996),Exhibit A. An existing(natural)grade line has been illustrated on the
elevation's sheets. However,the height of the structure is not consistently measured from existing
(natural grade).

14. Please provide a chart for the measurement points. Include a column that indicates the most
restrictive grade, either existing(natural) grade or finished grade. The chart points will be verified
by as licensed surveyor. Please include vents,and other penetrations of the new roof area.
15. Not all the height points are measured to existing/natural grade. For example,the master
bathroom 202 will be measured to finished grade on the West façade(it has an exterior wall
aspect at the entry court yard). Please add a point for that measurement. The North façade of the
master bathroom will be measured to existing/natural grade.
Height elevation and section has been created for clearitty.
16. The additional bedrooms,2,3 and 4 will be measured to the most restrictive grade,which is
finished grade. Please amend the height points 2, 3,4,and 5 in the chart and amend the height
lines in the elevations (sheets Z014 through Z016). RE�����

BI1LDLNG REIGHT means the maximum distance allowed,based on the following
criteria:
"existing or finished grade.whichever is lower".
a. On Pitched Roo • See Pitkin County Code Interpretation dated 10.07.2000
1) Th s all be no mid-point of a roof which exceeds the prescribed height above
existing grade, hichever is lower.The mid-point of the roof shall be defined as that point which is
halfway between the top of the ridge,and the eave-point.The cave-point is that point in the roof
plane which is directly above the outside of the wall below.In the case of a covered deck or patio.
the cave-point shall be that point which is directly above the outside face of the structure,or three
feet(3')in from the edge of the roof, whichever is more restrictive.
2) There shall be no point of any ridge or other roof peak.which exceeds the prescribed
height above the existing or finished grade, whichever is lower, by more than five feet;:5').
3) There shall be no cave-point which exceeds the prescribed height above existing or
finished grade,whichever is lower.Exception to this is if the ridge lines which extend to the outside
face of a building to form a gabled end will be permitted,to the extent that they conform to(2)
above.
b. On Flat Roofs:There shall be no point of a flat roof which exceeds the prescribed
height above the existing or finished grade,whichever is lower.
c. All roofs within a multi-roof building shall conform to these standards.
d. All measurements shall be made vertically;i.e.,that each point of a roof shall be
measured to the point of grade which is directly below it—vertical and plumb.Roof points which
are not at the exterior of the building will be measured against existing grade only.
e. Antennae,chimneys,flues,vents,and similar structures shall not exceed the
prescribed height limit by more than ten feet(10').
f. Water towers,mechanical equipment,solar equipment,and similar equipment shall
not exceed the prescribed height limit by more than three feet(3').
g. In no event shall any structure,including antennae.chimneys,flues,vents,water
towers,mechanical equipment.solar equipment,and similar structures exceed thirty-eight feet(38')
above existing or finished grade,whichever is lower.
h. For the purpose of measuring building:height,any individual building component
that is located within twenty(20)feet,:as measured from any point from outside wall to outside
wall)of the principal structure shall be considered a par.of the principal structure.
17. SheetZ015—Z018 Elevation Sheets: for all the elevation sheets,please provide a directional
name. For example,West Elevation, etc.
Direction has been included in all elevations.
18. SheetZ015—Z018 Elevation Sheets: add the finished grade,keep the existing/natural grade,
provide a legend. Remove the term 'Zone District Height Limit'. Provide height information
(drop down lines from mid-points to the most restrictive grade) for the addition area only.
Zone district height limit has been removed and most restrictive grade has been illustrated.
19. SheetZ015—Z018 Elevation Sheets: provide height information for roof penetration, chimneys,
vents, and similar structures. Add measurement points to the chart as needed.
One extra height point has been included for proposed chimney.
