Hi Philippe and Gert,
We agree that this does not impact the net leasable; I can confirm that this will not trigger a land use review.
If this was the only item of discussion, I propose that we cancel the meeting this morning and can schedule a pre-
submittal meeting for the permit with zoning and a member of the building plans examination team.

As requested, please find attached a few exhibits that we would like to review during our meeting on Wednesday:
• The Little Nell Hotel existing floor plans: ground floor(hotel entrance level) and basement (spa and gym level)
• TLN Spa and Gym remodel - 2020 proposed floor plan
• Email from Jim Pomeroy, confirming the 2020 proposed remodel was not creating net leasable area
• TLN Spa and Gym remodel - 2022 proposed floor plan
• 3D views of the proposed bar
Back in 2020, Gert reviewed the proposed remodel to The Little Nell existing spa and gym with Jim Pomeroy.The scope
of work consisted of reconfiguring the spa, adding massage rooms, relocating the gym by taking over the existing
conference room space, remodeling the existing locker rooms, elevator lobby, restrooms, hall and breakout area. At the
time, it was determined that those existing remodeled spaces were considered Lodge Amenity and not net leasable
space,therefore the proposed remodel would not trigger a Land Use review.
During the last year,the scope of the remodel contemplated by the Owners has been refined: the spa has been
relocated,taking over the locker rooms which have been eliminated,the gym remains in its current location and the
existing conference room has been converted into a private reception area for the hotel guests. In this private reception
room, we are proposing to add a bar that could serve both the private room and the pre-function space adjacent to the
larger conference room.
We would like to confirm that the assumptions have not changed, that the proposed private reception area and bar are
considered Lodge Amenity, and the proposed remodel would not trigger a Land Use review. We are looking forward to
our meeting on Wednesday to discuss in more detail.
