Insight. Build On. CONSTRUCTION MANAGEMENT PLAN 1. General The information provided herein and attached in the referenced documents are pertinent to the renovation of The Little Nell Spa and Gym, 675 East Durant; Aspen, Colorado 81611. 2. Project Location 2.1 Soil disturbance will not be a part of this interior tenant remodel. The contract documents show that no disturbance will occur within the site property lines. 2.2 A project vicinity map [Attachment A] is included in the construction management plan for reference. 2.3 The project is located at 675 East Durant Ave., Aspen, CO 81611.The scope of the project is to renovate the interior space of the existing gym and spa, including a new floor plan layout, new MEP design, and new finishes. 3. Project Documentation 3.1 Shaw will maintain all applicable local, state and federal licenses and permits that apply to the construction of the project. Copies of all permit documents will be kept up to date and maintained on site for reference. Applications for the following permits will be filed before the commencement of the associated work: Building Permit, Electrical Permit, Fire Permit, Mechanical Permit, Plumbing Permit. 3.2 A notice announcing the start of construction shall be distributed to neighbors and property owners located within 300' of the project property no later than 10 days prior to the start of construction. Shaw will continue to distribute monthly updates on the project status at the request of the Aspen Skiing Company. Additionally, Shaw will coordinate and send out invites for a preconstruction kick off meeting.The purpose of the meeting will be to discuss the project and review the Construction Management Plan in detail. Subcontractors will be required to attend and invites will be sent to City departments and neighboring property owners. 3.3 A project sign [Attachment A] will be posted at the project gate entry on S. Spring Street and includes all items shown in Appendix A of the CMP Requirements Manual. 3.4 A project contact list [Attachment 1] has been included for reference. Site and Right of Way Management 5.1 N/A- Right of Way Encroachment Plan [Attachment F]This project is entirely located on private property therefore Right of Way Encroachment is not applicable 5.2 Shaw Construction will maintain continuous emergency vehicle access, on and around the site, including but not limited to police,fire, and ambulanceservices. 5.3 Shaw Construction will utilize the following parking solutions for the subcontractors as part of the Traffic Demand Management(TDM) Plan: Parking will be in designated areas on Aspen Skiing Company and Little Nell properties, if available.There will be minimal parking impacts on this project. Carpooling and use of the bus system will be discussed and promoted for all trades upon arrival to the site. The project is expected to have a maximum of 10—15 workers on site during peak phases of the work. Shaw Construction will inform all new subcontractors regarding the parking plan to ensure all workers are utilizing one of the parking solutions. Minimal parking for Superintendents will be permitted in the parking garage of the Little Nell on an as needed basis. 5.4 Material staging areas are shown on the Site Plan [Attachment 3]. All deliveries and waste haul off will fall within the aforementioned hours of construction. Traffic Control 6.2 Reference Delivery& Haul Route Plan [Attachment B] for planned routes to and from the project site. 6.3 Delivery vehicle weights and activities will be provided when scope of work is finalized/further designed and subcontractors have been brought on board for input on equipment use. 6.4 Traffic control required for deliveries will be fully coordinated with the City of Aspen Engineering Department. Shaw Construction will receive COA Engineering Department's approval for any road closures that may be necessary. Lastly,Shaw Construction will ensure all delivery and other onsite vehicles not be allowed to idle for more than five (5) minutes. A Traffic Control Plan will be unnecessary for this project. All construction operations will be taking place on private property. 7. Pedestrian Protection 7.1 The construction project will comply with pedestrian safety per City code 21.04.060, MUTCD Chapter 6D,the Americans with Disability Act, and IBC Chapter 33. 7.2 Sidewalk closures are not necessary for this project. 8. Sediment and Erosion Control 8.1 Stormwater Management Plan—A SWP plan is not required for this project 8.2 Smuggler Mountain Restrictions- The project site does not fall within the Smuggler Mountain restriction zoning. 9. Fugitive Dust Control 9.1 Fugitive Dust Control Plan— Not Required For this project as there is no exterior or site work. 10. RECEIVED '�ii�'"�� airii •r ail •• , i ► . , 08/18/2022 A 1 ii ASPEN BUILDING DEPARTMENT Attachment 4 - COVID Policy The Little Nell Spa and Basement Remodel Aspen Skiing Company COVID-19 Safety Policy Effective Friday, March 11, Aspen Skiing Company will no longer require Covid vaccinations for employees or guests in any of our facilities. This policy change has been made in accordance with Pitkin County health guidelines and the current waning of Covid cases state- and nationwide. Throughout the season, we have aligned our policies with the best practices of companies trying to mitigate the risks of Covid and to meet our goal of safely getting open, staying open and operating at full capacity. As an important member of the broader community, we also wanted to do our part to protect our local healthcare resources and avoid overloading our local hospital with serious Covid cases. As the situation has changed, we have continued to adjust, which is why we have chosen to drop the vaccine mandate at this time. What this latest change means for you: •Starting Friday, March 11, vaccines will not be required to work for Aspen Skiing Company. •Vaccine-exempt employees no longer have to participate in bi-weekly testing. •Vaccines are no longer required for indoor construction personnel or guests at our properties. •The guidelines for those sick and testing positive with Covid remain unchanged. If you are sick or test positive for Covid, the current policy for isolation and testing requirements are still in effect (see the FAQ for information). •If you have been vaccinated and boosted and test positive with Covid, you must isolate for 5 days. You can return without testing as long as your symptoms have improved and you are fever free. •If you are vaccinated but have not received a booster vaccine, you must isolate for 5 days. You must have improved symptoms, be fever free and have a negative rapid Covid test before you can return. You can return without a negative test once you complete 10 days of isolation. •If you are unvaccinated, you must isolate for 10 days. There is no need to test before returning as long as your symptoms have improved and you are fever free. •We will continue to follow the guidance of our local county health boards (Pitkin in the Roaring Fork Valley and Blaine County in Idaho). Should Covid restrictions return, we will yet again reconsider these policies but this is the right decision now for where we are today. Although much diminished, Covid and a host of seasonal illnesses, including the flu, are still present in our community, and we recommend that employees continue to follow good hygiene practices. Please respect and support employees who continue to wear masks. Each of us has our own level of risk tolerance, and a person wearing a mask might have high-risk family members at home, a medical condition, or be taking medications that puts them at higher risk.
