Our review was based upon the original structural plans prepared by Hagman Yaw Architects, LTD as well as the Pricing Set of architectural drawings (Sheets 100, 120 and 120) provided by Poss Architecture+ Planning, dated June 29, 2022. Please note that this review was limited to the scope of work noted in these plans. Based on this observation, it is our opinion that the demolition, as observed, is limited to light framed interior partition walls that do not impact the existing structure as all structural elements are retained as shown in the above noted plans. In regard to the existing structure, the concrete foundation walls, steel beams and columns, and underside of the concrete pan deck appeared to be in good condition with no apparent signs of distress (i.e. cracking, settling/movement or excessive deflection). Additionally, there were no apparent signs of moisture or other damage observed in this area. During this observation, the Project Superintendent, Tim Thornell with Shaw Construction, requested that we review a 14" round mechanical penetration which is to occur in two locations, both through existing CMU partition walls (i.e. non-bearing walls) enclosing the V.V.T. Rooms associated with this area. The first is at the top of the CMU wall on Grid-Line 1, approximately 13'-6" north of Grid-Line C directly below the existing structural steel beam above. The second is outside the area noted but across from the first location, on the opposite side of the parking garage ramp, and is to be located approximately 4'-6" from the outside corner of the wall at approximately the same elevation as the other mechanical penetrations currently in this area. In both cases,the requested penetration is allowable and will not adversely affect the existing structural performance of the building. New penetrations shall be cut in the approximate location noted above and spaced 16" minimum from any existing penetration in either CMU wall in a way that does not compromise the integrity of the wall. Please note, to date, Evolve Structural Design has not performed any in-depth analysis of the existing structure to verify compliance of the structure with current building codes or other standards. Furthermore, the opinions expressed herein are based on limited observations and information provided, as noted within.
