What is the height of the trapezoid planter now? I think I will be okay with this interpretation to not count the planter as FAR—but just send over the new height when you have a moment—thank you! In looking at your rendering, another challenge has come up on our end. It looks to me like there is a permanent wall that I did not catch in my first review that is supporting the outdoor grill.This wall, based on the landscape plans, looks to be greater than 42". We are running into two issues with the zoning language with this: 1.p.Fences and hedges less than forty-two (42) inches in height, as measured from finished grade, are permitted in all required yard setbacks. Fences and hedges up to six (6)feet in height, as measured from finished grade, are permitted only in areas entirely recessed behind the vertical plane established by the portion of the building facade which is closest Based on the red line drawn below, anything to the north of the line (ie anything in the yard towards Red Butte Drive) would be the area behind the vertical plane. - y \�� �/ nu • 4 ,tir- a40 __ 11V, , V404 k „tit, )t, 1 • + �� � 0.'r_: 2. m. Hot tubs, spas, pools,water features, and permanently affixed outdoor grills,furniture, seating areas, and similar permanent structures shall have the following requirements: 1.Prohibited between any lot line adjacent to a street and any structure; and2.Shall be located at least double the minimum setback for a primary structure from any lot line adjacent to a street; and3.If visible from the street,these features shall be screened in accordance with Section 26.575.050, Fences; and4.lf located within a setback not adjacent to a street, these features shall not exceed thirty(30) inches above or below finished grade.These features may be up to thirty(30) inches above and below finished grade simultaneously. Improvements may exceed thirty(30) inches below grade if necessary for the structural integrity of the improvement. Since this area is between a structure and street and is greater than 42" we will need to come up with some solutions of how this area will be in compliance. As always I am happy to discuss this further, and as I mentioned prior, I know since this is a corner lot it is super tricky to figure out compliance especially with items in yards.
