TO WHOM IT MAY CONCERN:
PLEASE NOTE THAT, FOR THE ATTACHED PROPOSED MODIFICATIONS TO 801 E. HOPKINS AVENUE •
UNIT 5, THERE WILL BE NO WORK AFFECTING THE BUILDING OR UNIT’S STRUCTURE, OCCUPANCY,
FIRE-RATED SEPARATIONS, OR EGRESS.
THE PROPOSED SCOPE IS ONLY TO REMODEL THE EXISTING TOWNHOUSE INTERIOR, ADDING A 2-
FIXTURE POWDER ROOM, WHILE UPDATING FIXTURES, FITTINGS & FINISHES. BASIC FUNCTIONS SUCH
AS KITCHEN, UTILITY ROOM, & BATHROOM WILL REMAIN IN FUNDAMENTALLY THE SAME LOCATION.
THERE WILL BE HIGH-EFFICIENCY REVISED LIGHTING & CONTROLS IN THE REFURBISHED AREAS,
WHICH WILL COMPLY WITH SECTION R404 IRC 2021 AS ADOPTED & AMENDED BY CITY OF ASPEN.
BATTERY-OPERATED SMOKE/CO DETECTORS WILL BE REPLACED BY HARD-WIRED INTER-CONNECTED
DETECTORS PER CODE. WINDOWS & EXTERIOR DOORS WILL BE REPLACED LIKE-FOR-LIKE WITH
UNITS MEETING CURRENT CITY OF ASPEN ENERGY CODE (E.G. U 0.28 OR BETTER).
