Zoning Review Comments / Response
Response: Proposed Site Coverage is 43%, I’ve updated Z0.1 + Added a sheet Z0.9 showing the Site Coverage.
Response: Yes, I’ve added the 5’ side yard setback to the chart
Response: That is an incorrect note. All the demo pieces have been drawn in true elevation. I have proven that by adding a dimension to the piece drawings and roof plan. Notes is updated and all calculations are correct.

Response: That is the correct area, sorry the model is hiding portions of the window in this view. I have corrected that. See – 1 A3.1
Response: There are no windows here, but I have corrected the existing window sheets as stated above.
Response: This chimney is not a brick structure. It is a framed wall with stone veneer. Much like the exterior
wall the demo calculations are only on framed walls and sheathing, not the cladding or veneer, correct? That is
why we haven’t counted toward demo, we are only replacing the veneer to cladding instead.
Response: The window is correct. The model is covering a portion of that window in the print. See revised Z0.5 including calculations.

Response: We have calculated the roof demo of both the entry and the roof over office. The new chimney
walls are added to the existing wall/sheathing as a feature, but the existing wall/sheathing will remain, therefore the stone chimney bump-out does not create demolition.
Response: We have only included east sections. We don’t have any west sections that were relevant.
Response: We have added an access hatch in the M. Closet ceiling. This attic space is existing and will be used for proposed mechanical equipment. See A2.10
Response: I have changed these titles to Longitudinal and Cross Sections instead.
