RE: 137 Westview – MODIFICATION OF EXISTING ROOF CLARIFICATIONS REQUEST
Reference: Request of narrative to describe proposed modification of existing roof.
To whom it may concern,
Per request, we are writing to describe the proposed modifications of an existing roof at a residence
located on 137 Westview Drive, located in the R15B zone district, and without an HOA governance.
Proposed Modification 1 – Hip roof to low pitch shed roof
This area of modification is an existing small roof with a 4:12 hip roof that slopes east past an existing
window on the south, with the other side of the ridge sloping north to a bay window assembly on the
north. This existing hip configuration is / has caused damage to the bay window assembly to the north
due to snow melting. Additionally, the existing window to the south is impacted by sliding snow from
the roofs above. The standing seam metal roofs above have snow fencing in place, yet the pitch of the
roof above enables snow greater than the height of the snow fence to slide down onto the lower 4:12
hip roof that we propose to modify. We propose to modify the existing 4:12 pitch down to a lower pitch
using the existing exterior wall framing below as the spring point. The proposed low slope roof
modification will ledger off on the uphill side into an existing horizontal wide flange beam. There will be
no increase in roof square footage or residence square footage with this modification. Additionally,
approximately 80 lineal feet of existing heat tape will be decommissioned. For clarification, please see
below plan views and photos of the area proposed for roof modification.
Proposed Modification 2 ‐ Skylight
This area of modification is an existing 3:12 roof. We are proposing to add a skylight to increase the
natural daylight in the room below. For the skylight area calculation, the existing roof area (not
including the eaves) is 3,027 s.f. . The proposed skylight fenestration is 86 s.f. . This equates to 2.84%
skylight fenestration. The high point of the proposed skylight will be 22’‐6” above adjacent grade. For
additional information on the fenestration calculations please see the salesforce submitted sheet A1.3,
and sheet A3.1 section views for height over grade in the file WV‐Arch Drawings Set‐PERMIT‐23.10.13.

modification.
