Hopkins – Ski Haus Remodel Permit Comments Round 1: Jim Pomeroy – Building Review Building Review Comments / Response Response: Spa tub is existing and to remain. Decking structure to remain, new decking boards only. Existing stair to be reconstructed with new boards and railing. A2.1 is existing plan. Re: A2.5 & A5.5 Sorry the existing egress window from the basement to the crawlspace was hidden in my model. I have updated this and noted to replace window w/insulated metal swing door. Response: This note has been added to A2.5 Comment Resubmittal – Round 1 – Building Comments – 634 W. Hopkins_0106-2021-BRES Page 2 215 S. Monarch Suite G-102 Aspen, Colorado 81611 P 970.544.4856 Email joseph@S2architects.com Response: This is proposed to be a custom Montigo see through appliance fireplace. Custom size. Cut Sheets submitted. I’ve added more detail to the drawings. See 1/A5.3. Combustible framing is shown. Response: This really isn’t a seating area, but rather a circulation path to the bedroom. Regardless, I’ve added a steel railing. Horizontal rungs. Response: Sorry the range is there. In the model an upper cabinet was covering it. See revised A2.6 Response: This is an existing wood burning appliance. We found that it is a Superior Fireplace and will enclose the spec sheet. Also more assembly details are on 1/A5.3 Response: I don’t see that code in 2015 IPC section 110. I’ve added two overflow suppers to each flat roof and noted 4” opening. It this the same for overflow drains? Comment Resubmittal – Round 1 – Building Comments – 634 W. Hopkins_0106-2021-BRES Page 3 215 S. Monarch Suite G-102 Aspen, Colorado 81611 P 970.544.4856 Email joseph@S2architects.com Response: These are not operable or egress windows. Response: For the egress sliding from bedroom I have added a glass protection railing on A2.6 & A3.4. All other glass panels are fixed. Response: This is an existing Attic we are trying to maintain for Mech Equip. We are now showing an access panel in the closet ceiling on RCP A2.10. This space is for mechanical units, so no heating of the space per the mechanical drawings. (2) UL-1 - LED strip lights in the attic for maintenance, typical batt insulation at master closet ceiling. Thermal envelope at roof. This is unhabitable except to maintain HVAC equipment per Mechanical drawings. Sprinkler will be located in space and venting per mechanical drawings. Response: This is the same R2 – Existing assembly. I have updated the tag Comment Resubmittal – Round 1 – Building Comments – 634 W. Hopkins_0106-2021-BRES Page 4 215 S. Monarch Suite G-102 Aspen, Colorado 81611 P 970.544.4856 Email joseph@S2architects.com Response: That section is cutting through the doorway, so I added a W19 wall assembly tag to A2.5 & A5.2 and that wall assembly is on A6.2 showing the 5/8” drywall. Response: That dimension has been added – 3 3/4" Response: We are planning to use the CRL - SRS Standoff Balustrade Guard Stand-off system for the exterior deck, which we submitted engineering for from CRL. Equal thickness laminated. File 30.CRL Glass Railing SRS Engineering file. Then for the other railings we are using a 9BL – CRL Glass Balustrade Shoe designed to meet all the code standards with just equal laminated glass. File 30.CRL 9BL Glass Shoe Engineering. I have added some additional note per this to the drawings. Response: See hand rail notes and callout on A5.5 for deck handrail and 1/A5.7 for interior stair handrailing. These are the only two handrails on the project. Comment Resubmittal – Round 1 – Building Comments – 634 W. Hopkins_0106-2021-BRES Page 5 215 S. Response: See added radon piping and diagram on Plumbing Drawings. Response: See added ESR tables to A6.4 roof assemblies.
