Rick, Below are responses to your comments regarding the WELS submittal for 1315 Sage Court. The plans have been revised in response to the comments and are included as an attachment to this submittal. 1. Is this accurate, DHM appears to be the Landscape firm as per the title block. Response: DHM is the Landscape Architect. The name has been revised to DHM in note 1 on sheet I.1.001 2. The irrigated ROW shall be included in the water budget as per WELS section 4.3.1. Most if not all of the ROW appears to be irrigated. Revise plans and calculations or show that all the irrigated ROW area is included in the budget. Response: The ROW is currently irrigated turf. The turf in the ROW is being removed and will be replaced with a non- irrigated turf grass in areas indicated on the plan with no irrigation. The ROW along the front of the property will be a low water perennial bed. The Irrigation plans and water budget have been updated. See irrigation plan sheets I.2.001- I.2.002 and the water budget analysis on sheet I.1.002. 3. Provide a table that calls out the special features area (SF) relative to the total irrigated hydrozone area. Response: Special features and associated hydrozones have been added to the table on sheet I.1.002. 4. The applicant must clearly demonstrate that the areas claimed as special features meet the criteria for “non-irrigated protected native area” and qualify for enough area to allow 8.4 gal/SF/Season. Provide more information on this issue. Response: The project contains two of the special features listed and they are greater than 10% of the irrigated hydrozone area. The two Special Features are Non-Irrigated Protected Native Grasses and Non- irrigated Permeable Landscape areas. An updated water use chart has been provided on sheet I.1.002 5. Some if not all of these hydrozone areas claimed as ‘..non-irrigated landscape” appear to be served by an existing irrigation system. The overhead sprinklers and associated under-story growth is evident. Please provide more information on this issue, and revise plans and budget calculations accordingly. Response: The total amount of existing turf area on the property is being significantly reduced in order to comply with WELS. Areas that were once maintained as turf will be converted to native seed as indicated on the planting plans (sheets L.2.002- L.2.003). The existing irrigation system is outdated and will be demolished. The existing irrigation system in this area will be removed and the existing turf will 11/30/202111/30/2021 be replaced with native grass. This area is now identified as non-irrigated protected grass and is reflected in the budget calculations and plans. 6. These areas are proposed to be overhead irrigated as per Sheet I.2.002. These areas cannot be considered “non-irrigated special feature native” as depicted on this plan. Revise all plans and calculations accordingly. Response: The Hydrozone Plan and calculations have been updated. This area is now correctly show as low water to match the Irrigation Plan sheets. 7. Much if not all of this ROW hydrozone is presently irrigated. Please provide more information and revise the plans accordingly.
