Construction shall conform to these plans. All changes shall be approved by the building official. Field Plan Set Must Be Printed In Color SEPARATE PERMITS ARE REQUIRED FOR ELECTRICAL, PLUMBING, MECHANICAL, OR FIRE SPRINKLER WORK It should be known that this review shall not relieve the applicant of their responsibility to comply with the requirements of the City of Aspen Municipal Code. Pursuant to Sec.26.104.050, any permit or approval issued in error or otherwise not in conformity with the requirements of this Title, shall be void. Similarly, any permit or approval issued in reliance upon or as a result of, a materially false statement or representation made in the process of obtaining the permit or development approval shall, likewise, be void. Any person having received a void or voidable permit or approval shall not be relieved from having to comply with all applicable terms and conditions of this Title and the City shall not be estopped from fully enforcing same. READ THIS OR FAIL YOUR INSPECTION! Dropped Ceilings and Soffits beneath fire rated assemblies 2021 IBC 803.13 This applies to the attachment of finishes or furring to any assemblies that are required to be either fire-rated or non-combustible and is separate from the fire-rated assembly requirement. 1. Dropped Ceilings & Soffits: If dropped 1 ¾ inches or less, do one of the following: -Fill spaces with Class A material. -Fill spaces with inorganic or non-combustible material. -Fire block 8 feet in all directions. 2. Dropped Ceilings & Soffits: If dropped greater than 1 ¾ inches: Framing members, hangers, and other assembly members must be non-combustible. You may not use wood. In Type III and V construction only, you may use fire retardant treated wood or non-combustible framing. 3. Dropped Ceilings & Soffits below Heavy Timber T&G ceilings, do all of the following: -One layer 5/8” type X gypsum board directly attached with minimum level one finish. -Drop ceiling according to item 1 or 2 above as applicable. (City Policy) Dwelling Separation Required - 2021 IBC -708 Fire Partitions, 711 Horizontal Assemblies: Walls and floor/ceilings separating dwelling units shall have a fire-resistance rating of at least 1 hour. Walls shall extend from the top of the floor assembly below to the underside of the floor or roof slab or deck above or to the fire-resistance-rated floor/ceiling assembly above. -714: Penetrations must be protected by a through-penetration firestop system. Recessed fixtures shall not reduce the required fire resistance by use of a listed fixture, a listed firehood, or a drywall assembly meeting the required fire resistance. Exhaust fans require ceiling radiation damper. -1207 Sound Transmission: Separating walls and floor/ceilings shall have an STC rating of at least 50. Floor/ceilings shall have an IIC rating of at least 50. FIRE RATED HATS & CEILING RADIATION DAMPERS REQUIRED Where floor/ceiling or roof/ceiling assemblies are required to have a fire-resistive rating, recessed fixtures shall be installed such that the required fire resistance will not be reduced. Ducts and air transfer openings penetrating the ceiling of a fire rated ceiling assembly must be protected with a listed ceiling radiation damper. This includes bathroom exhaust fans. (IBC 714.4.2 & 717.6.2)100% of lamps in permanently installed light fixtures must be high efficacy - IECC R404.1 IF FRAMING CAVITIES ARE EXPOSED: QUALITY INSULATION REQUIRED If finish materials are removed to expose framing cavities in the thermal envelope, those cavities must be filled with insulation installed to Grade I quality standard (ICC/RESNET 301). Ordinance 1, 2023 Batts/loose fill: Insulation shall be closely fitted wiring, pipes, etc. and avoid substantial gaps, voids or compression. No more than 2% of the total insulated area shall be compressed or contain gaps or voids in the insulation. These areas shall not be compressed more than 3/4 inch. IF ROOF/CEILING IS FULLY EXPOSED: INSULATION REQUIRED If finish materials are removed to expose framing cavities or dropped ceilings are removed to expose areas where insulation can be installed in the thermal envelope, insulation must be installed: Residential: R-49 Commercial: R-60 Ordinance 1, 2023 IF YOU EXCEED YOUR APPROVED SCOPE, YOU COULD TRIGGER LEVEL 4 ALTERATION REQUIREMENTS Your approved scope is very close to triggering a Level 4 Alteration. If you exceed your approved scope, the following could be triggered: - Exposed wall cavities must be insulated to the cavity portion of IECC prescriptive alteration table R402.1. (IECC R503.1.3 item 2) - 2x6: R-20 - 2x4: R-13 - Blower door test required at final. If <5 ACH50 whole dwelling ventilation required (may be supply only, exhaust only including a controlled bath fan, or combo including but not limited to ERV or HRV) (IECC R503.1.1.5) - Sign up for energy reporting (BIQ benchmarking - IECC R503.1.6) Ordinance 1, 2023 Existing Fireplaces and Woodstoves: -If you propose to alter the firebox of a fireplace or move a fireplace, it shall be removed or replaced with a gas direct vent or electric appliance. -Conversion to or replacement with gas log is prohibited. -New or replacement gas fireplaces are subject to REMP. -If you propose to move or alter a woodstove, it shall be removed or replaced with a department certified woodstove. General Electrical Requirements Any areas affected by the renovation must be brought up to the current electrical code including: tamperproof receptacles (NEC 406.12), ground-fault circuit interrupter protection (NEC 210.8), arc-fault protection (NEC 210.12), receptacle spacing (NEC 210.52) etc. FIRE SPRINKLERS REQUIRED June 22, 2023 Sara Abd Rabbo Rowland+Broughton 500 W Main St. Aspen, CO 81611 RE: Structural Engineering Services Agreement 233 East Cooper Avenue Remodel - Aspen, Colorado Sara, As requested, we have reviewed the potential structural impact of the proposed remodel at the location noted above. Our review is based upon proposed architectural drawings by Rowland+Broughton, dated June 15, 2023, and existing structural drawings by KL&A dated March 14, 2008. The current proposed scope of work includes modifications to the interior walls. Once demolition can begin, the wall and ceiling finishes in these areas, shall be at least partially removed in order to verify the potential effects to the existing structure. We shall be contacted to visually observe the conditions and will then work to define the structural impact of the proposed. This shall be done prior to proceeding with the removal or modification of any framing members, while also allowing sufficient time for the scope of structural engineering to be defined and completed. Please note, no interior partition walls nor ceiling framing shall be removed or modified prior to our observation. Furthermore, if any drywall or other finishes are showing signs of movement or moisture, such as cracking, bubbling, discoloration or spalling, we should be notified to observe conditions prior to the removal of any finishes. The proposed structural modifications may require an analysis of both the gravity and lateral systems, tracing gravity and lateral load paths through the building, possibly affecting and requiring structural work in areas of the building outside of the proposed architectural scope. Please note, that verifications and subsequent recommendations may have a significant impact on the project direction and schedule.
