RE: Structural Inspection
To Whom It May Concern;
In accordance with your request, we reviewed the structural requirements
for the subject address. The property was visited on Thursday,
05/18/2023 by Joe O'Neil, P.E. The scope of work was determined by
Aspen Foundation Repair and accepted by the owner prior to the
involvement of Criterium-Cona Engineers.
DESCRIPTION
All descriptions of the structure are based on observation from the west
entrance of the structure. The front of the structure is assumed to face
west for the purpose of this report.
The subject structure is a two-story split-level condominium reportedly
built in 1971. The structure is wood-framed construction with lapped
siding and board and batten exterior. Structure has a mansard style roof
with assumed built-in storm drains.
The foundation of the west half of the structure is a concrete stem wall
and an assumed footer. The footer could not be directly observed from
the exterior. The stem wall and footer were observed from the crawlspace
within the structure. The east portion of the structure bears on 10"
diameter concrete caissons, two of which were observed from the exterior
of the structure on the left side of the structure.No foundation or as-built
construction drawings were available for review for this project. No soils

testing was available for this report.
ANALYSIS
There is significant cracking in the dry wall as observed from the interior
of the structure. Dry wall cracks emanate generally from corners of
building openings in the north side of the structure.
There is a noticeable downward slope toward the rear of the main floor of
the structure as observed from the ground-level unit. The floor slopes
downward from the observed concrete caisson approximately 13 feet
from the rear of the structure and becomes more distinct at the concrete
caisson observed approximately 4 feet from the rear of the structure.
Due to lack of practical access, the crawlspace areas inaccessible from
the interior of the structure could not be observed. It has been assumed
that the structure bears on two rows of concrete caissons extending from
the north to the south sides of the crawlspace at the locations where the
two 10" concrete caissons were observed from the exterior of the
structure. Caissons are assumed to have been constructed on 5'-0"
centerlines.
The slope in the floor aligns with the locations of the two assumed rows
of concrete caissons. The settlement of these caissons and the subsequent
movement of the structural components that bear upon them has most
likely caused the unevenness within the structure.
PROJECT SCOPE
Structural modifications included in this project is the planned
installation of ten (10) Supportworks Model 288 push piers to provide
stability to the assumed concrete caissons within the crawlspace of the
structure. Installation of the piers is intended to resist further downward
movement of the structure.
Existing caissons will be properly fastened to the structure via heavy
steel angles and lag bolts prior to installation of the piers.

Piers will be installed with Supportworks FS 288BV Brackets flush to
the bottom of the caissons. High-strength, low-shrinkage grout will be
applied to the bottom of the caissons as needed to ensure an even
bearing area upon the bracket.
A lift of the caissons will be attempted on the row of caissons furthest
toward the east side of the structure. Lift must be conducted with great
care and halted immediately if unexpected resistance is met, or damage
to the caissons, substructure, or superstructure is observed.
Confirmation of the site conditions must be relayed to the design
engineer prior to the installation of any equipment.

associated with this project.
CONCLUSION AND LIMITATIONS
This report is valid only for the address and the project scope listed,
by the client listed above. The observations described in this
document are valid for the date of the observation and have been
made under the conditions noted in the report. Use by any other entity
or for any other purpose is prohibited, without the express, written
consent of the undersigned engineer. This report is based on published
and anecdotal information; variations from the anticipated soil profiles
may be encountered; contact the engineer immediately if they are
discovered. This report does not cover geological hazards, such as
slope stability or landslide. Such investigations require extensive
investigative techniques and are well outside the scope of this report.
Should such information be desired, contact the engineer for guidance
in obtaining it.
This report does not express or imply any warranty of the future
performance of the structure or drainage condition. This report should
not be considered a warranty of condition, and no warranty is implied.
The opinions and recommendations presented in this report are based
solely on visual observations available for viewing at the time of the

site visit and information, if any,provided by the Client and/or their
representative(s). We are not responsible for conditions that were not
within the scope of our services at the time of inspection. We did not
undertake or perform any destructive or invasive testing. No
additional subsurface testing, material testing, calculations,nor
monitoring over time of the conditions presented in this report are
included in this project, but may be obtained, if desired,under
separate agreement.
Not included in this site visit was a review of the architectural,
mechanical, electrical, plumbing, cosmetic, landscaping, drainage or
structural conditions, other than those items specifically discussed, nor
a comprehensive review of compliance with applicable building
codes. The work covered by this project is not held out as being a
complete repair for all known or suspected structural or foundational
issues within the building; other work may be justified or needed, but
work not included is outside the scope of this project. If it is required
at a future date, it will be under a separate contract.
This report has been prepared for your benefit and in strict confidence
with you as our client. No reproduction or reuse of this report for the
benefit of others is permitted without expressed written consent, except
as may be required by Colorado real estate regulation. Further, except as
required by real estate regulation, we will not release this report to
anyone without your consent.
