Main Street, 3' and Main Condominium Unit A aka Unit 101, City and Townsite of Aspen, Pitkin County, Colorado, Parcel ID: 2735-124-41- 012 Determination: This 24th day of April, 2023, the improvements described below have been approved as represented in the land use application, with conditions. Project Details and Review Criteria: The subject property is landmarked and is improved with a Victorian era home. A commercial office is located in the historic structure and two residential units are in the rear addition. The subject project affects the commercial unit. The Applicant is required to improve accessibility to their office, which is entered via a raised porch. The project involves a new ramp up to the front porch and an adjustment to the height of the porch decking to reduce the threshold condition at the main entry. New front porch steps will be built to better reflect the historic approach to the home, which has been altered over time. Interior improvements to the occupancy space require the installation of a small exterior wall vent on the east side of the historic resource. Given the relative limited scope of work, staff has determined that the project qualifies for administrative review for a Certificate of No Negative Effect. Staff findings: Staff finds that the project complies with the direction provided on site planning, porches, accessibility and mechanical systems set forth in Chapters 1, 5 and 12 of the Historic Preservation Design Guidelines. Conditions of approval: • Existing non-historic shrubs in the vicinity of the new ramp are to be removed. Any new landscape other than sod requires review and approval prior to proceeding. • All new pathways are to be gray concrete with a brushed finish. • Any new exterior lighting requires approval prior to installation. • Any changes to the existing front door require approval prior to proceeding. c5'a� Amy !mon, Planning Director tExpires 3 years from date of separately issued Development Order.
