As you described to me, local code requires that when the roofing of a building is being replaced, the insulation must be increased to provide an R-value of 40 above the roof deck or R-60 with a combination of insulation above and below the roof deck, as long as the addition of the insulation is structurally viable. The increase in R-value potentially could result in the roof needing to support more snow than it has in the past. The purpose of this letter is to address whether or not the existing roof structure is capable of supporting the proposed roof assembly and the current code required snow load. Per the photos you provided and my observations on site on April 5, the existing roof structure is ¾” OSB roof sheathing on tapered wood I-joists which are supported by LVL headers. The wood I-joists are tapered in depth from approximately 21” at the high end and 16” at the low end. The joist flanges are roughly 2.5 inches wide by 1.5 inches thick. The maximum span of the I-joists is approximately 19 feet. The header above the exterior glazing is a double 18” LVL with a span of approximately 15 feet. The interior headers are double 11 7/8” LVL with a span of approximately 10 feet. Originally, the roof of these buildings had between 10 pounds per square foot of gravel ballast on the roof. This ballast was removed and is not being replaced. For our analysis, to achieve an R-value of 40 above the roof deck, we are assuming this would be achieved with the addition of 6 inches of rigid insulation with a ½” layer of plywood above it. It is our understanding that an adhered roof membrane will be place on top of the new insulation assembly. Based on our understanding of the existing framing and the proposed roof assembly, the existing framing is capable of supporting the proposed assembly and the current roof snow load (70 psf flat roof). If any deviations from the existing framing, as described above, are discovered or if any defects in the structure are found in the reroofing process, please contact us for review of the condition.
