does not require a State asbestos abatement permit.
However, the following OSHA regulation must be
strictly adhered to: Standard Title 29, Part 1910.134,
1910.1001, and 1926.1101 of the Code of Federal
Regulations. It is recommended that you familiarize
yourself with these regulations and have a certified
General Abatement Contractor (GAC) conduct the removal
of the Asbestos Containing Material (ACM) under
engineering controls and that once the removal process is
completed, a visual inspection and clearance air
monitoring be conducted by an independent, certified Air
Monitoring Specialist. Furthermore, identified ACM may
be in areas which were either not covered in the scope of
the asbestos inspection or were inaccessible or hidden
due to their application during the construction process
and their subsequent enclosure or covering with building
and finish materials. These areas should be inspected
when renovation or demolition activities are scheduled
which may disturb the materials within, or beneath these
barriers.
IF ROOF/CEILING IS FULLY EXPOSED:
INSULATION REQUIRED
If finish materials are removed to expose framing
cavities or dropped ceilings are removed to expose
areas where insulation can be installed in the
thermal envelope, insulation must be installed:
Residential: R-49
Commercial: R-60

IF FRAMING CAVITIES ARE EXPOSED:
QUALITY INSULATION REQUIRED
If finish materials are removed to expose
framing cavities in the thermal envelope,
those cavities must be filled with insulation
installed to Grade I quality standard
(ICC/RESNET 301).

Batts/loose fill: Insulation shall be closely
fitted wiring, pipes, etc. and avoid
substantial gaps, voids or compression. No
more than 2% of the total insulated area
shall be compressed or contain gaps or
voids in the insulation. These areas shall
not be compressed more
than 3/4 inch.
General Electrical Requirements
Any areas affected by the renovation must be brought
up to the current electrical code including:
tamperproof receptacles (NEC 406.12),
ground-fault circuit interrupter protection (NEC 210.8),
arc-fault protection (NEC 210.12),
receptacle spacing (NEC 210.52) etc.

FIRE RATED HATS &
CEILING RADIATION DAMPERS
REQUIRED
Where floor/ceiling or roof/ceiling assemblies
are required to have a fire-resistive rating,
recessed fixtures shall be installed such that
the required fire resistance will not be reduced.
Ducts and air transfer openings penetrating the
ceiling of a fire rated ceiling assembly must be
protected with a listed ceiling radiation damper.
This includes bathroom exhaust fans.

INTERIOR FIREPLACE
MANDATORY REQ’S.
All fireplaces shall meet the following per (Ordinance 1 Series
2023):
- Controlled by occupancy sensing device or a timer switch, so
that the system is automatically de-energized when occupants
are not present or within an hour of being turned on.
- Interior gas fireplaces must be direct vent.
- Install per manufacturer's installation instructions.
- Installation instructions required on site at time of inspection.

Dropped Ceilings and Soffits beneath fire rated
assemblies
2021 IBC 803.13
This applies to the attachment of finishes or furring to any
assemblies that are required to be either fire-rated or
non-combustible and is separate from the fire-rated
assembly requirement.
1. Dropped Ceilings & Soffits: If dropped 1 ¾
inches or less, do one of the following:
-Fill spaces with Class A material.
-Fill spaces with inorganic or non-combustible material.
-Fire block 8 feet in all directions.
2. Dropped Ceilings & Soffits: If dropped greater
than 1 ¾ inches:
Framing members, hangers, and other assembly
members must be non-combustible. You may not
use wood.
In Type III and V construction only, you may use fire
retardant treated wood or non-combustible framing.
3. Dropped Ceilings & Soffits below Heavy
Timber T&G ceilings, do all of the following:
-One layer 5/8” type X gypsum board directly
attached with minimum level one finish.
-Drop ceiling according to item 1 or 2 above as
applicable.

Mr. Guillonta:
At your request, we have reviewed the interior remodeling project which you are engaged in, at
the subject property at 205 Durant Avenue. In this remodel, three pocket doors are planned,
and one new opening to a hallway, from the family room. Since there is the possibility that
these changes would affect the structure, you have engaged us to advise you on any planned
structural work that needs to be done.
The two new pocket doors to be added to the primary bathroom, and to the master suite itself
are through interior partition walls. However, when performing the work take care to shore the
ceiling and observe the framing above so as not to remove support even from minor parts.
A third pocket door was planned in front of the washer and dryer. This pocket may be added to
the inside face of the wall, but we will advise you not to disturb the sheathing of this wall as
shown on the Citrus+Steel architectural drawings. An external slider barn style door may be
added, or an external pocket may be added. This wall is the separation wall to an adjoining unit.
Lastly, a new opening of 5’-2” clear is to be added directly into the hall to the master suite. This
may be accomplished by framing with new 6x6 posts (or (4)2x6, two trimmers, two jacks) and a
new 5 ¼” x 9 ¼” LVL, Fb=2750-psi or higher. Post load is 9753-lbs for two levels plus roof, or
3146-lbs per linear foot of beam. Loads are given to so that you may anticipate temporary
shoring requirements. Overall load path is through a steel beam in the parking ramp below the
condos, and has not changed.

a. Furring Channels — Formed of No. 25 MSG galv steel, 2-9/16 in. or 2-23/32 in. wide by 7/8 in.

Ends of adjoining channels overlapped 6 in. and tied together with double strand of No. 18 SWG
