It should be known that this review shall
not relieve the applicant of their
responsibility to comply with the
requirements of the City of Aspen
Municipal Code. Pursuant to
Sec.26.104.050, any permit or approval
issued in error or otherwise not in
conformity with the requirements of this
Title, shall be void. Similarly, any permit
or approval issued in reliance upon or
as a result of, a materially false
statement or representation made in
the process of obtaining the permit or
development approval shall, likewise,
be void. Any person having received a
void or voidable permit or approval
shall not be relieved from having to
comply with all applicable terms and
conditions of this Title and the City shall
not be estopped from fully enforcing
same.
SNOWMELT SYSTEM AND EQUIPMENT MANDATORY REQ'S
All snowmelt systems shall meet the following:
- Any portions in the Right of Way must be on a separate zone. A ROW permit
and Permanent Encroachment License are required.
- R10 insulation shall be installed under the area to be snowmelted (2021 IBC R403.9.2
and C403.13.3.2)
- Automatic controls installed for system shut off when pavement temperature is above
50°F and no precipitation is falling. (2021 IECC R403.9 and C403.13.3)
- Automatic or manual controls installed for system shut off when outdoor temperature
is above 40°F. (2021 IECC R403.9 and C403.13.3)
- Inspection by testing hydrostatically at 1.5 times max system design pressure, but not
less than 100psi, for 15 minutes. (2021 IMC 1208.1)
The repairs outlined herein are to include, but are not limited to, the following:
1.Balcony Topping and Waterproofing Replacement: Remove existing sandstone masonry pavers and xxxx [hot/cold] fluid-applied waterproofing
membrane. Remove and replace plywood sheathing and prepare to receive new waterproofing. Install new hot, fluid-applied waterproofing, protection
course, and drainage mat at areas marked on plan. Install new snowmelt system (to be designed by others). Install new masonry pavers to match
existing - final pavers to be selected by Owner.
1.A.Sizing, layout, and configuration of hydronic snowmelt system to match existing. Installation of replacement snowmelt is a Delegated Design to
be coordinated by others. Reference to general installation included in these Drawings, but should not be construed as a final design for this
system.
2.Building Cladding Repairs: Remove and repair existing claddings, and provide access to Architect/Engineer for evaluation of existing substrates.
Install new materials as necessary to allow for waterproofing to extend up behind existing building cladding.
3.Fascia Cladding Repairs: Remove existing stone masonry cladding at balcony sidewalls and provide access to Architect/Engineer for evaluation of
existing plywood sheathing substrate. Remove and replace plywood sheathing as directed by Architect/Engineer. Install new water-resistive barrier and
stone system, to match and tie-into existing.
4.Structural Repairs: Replace stud framing in-kind.

KEYED NOTES - DEMOLITION PLAN:
Remove and discard all existing pavers, setting bed, concrete topping, hydronic snowmelt, waterproofing, and sheathing,
down to structural framing. Ensure that existing snowmelt system has been disconnected and drained (as required) prior to
demolition. Remove hydronic heat tubes back to manifold.
Remove and salvage for reuse drain clamping ring. Remove all mineral deposits from clamping ring, drain bowl, and
accessible portions of pipe. Clean, store, and prep for re-installation. Ensure all weeps are free from obstruction.
Remove and salvage for reuse doors, frames, and thresholds.
Remove and salvage for reuse existing guardrails and wood posts.
Remove and discard existing stone cladding, setting bed, drainage mat, and OSB sheathing. Continue removal to south
elevation (at west/left side of garage door). At existing weather resistive barrier to remain (if present), cut clean and square
edges to allow for integration with new water-resistive barrier.
Remove and salvage for reuse existing stone copings.
Remove and salvage for reuse existing wood fascia elements.
Remove and discard deteriorated stud and sill framing as marked on Elevation. Shore existing W12x beam prior to removal
of any studs.

Fluid Coating: — "Monolithic Membrane 6125" applied as a hot fluid forming a minimum 1/8-inch thick membrane or 1/4-in. thick
totally reinforced membrane when cooled or cold fluid "Liquid Membrane 6090" mixed at a rate of 50-lb base to 1-pt. activator
(activator need not be labeled) applied as a cold fluid forming a minimum 1/16-inch thick membrane.
Insulation: — Dow Chemical "Styrofoam" or any UL Classified EPS, any thickness, applied loose over one layer "Hydroflex Protection
Sheet" (not Classified).
Surfacing: — Crushed stone, applied loose at a minimum rate of 10-lb/ft over one layer of any of the following 2-oz/yd mats (not
Classified): Phillips Fibers "P3B", Confil "D689H", or Fabrene "VIE", concrete paver blocks, poured in place, concrete slab or Styrofoam
panels surfaced with minimum 3/8-inch concrete mortar butted together.
