Sincerely, Slopeside Engineers Report Written by: Bridger Baird, PE Managing Principal Reviewed by: Skyler Fussner, PE Managing Principal 6/8/23 06/12/2023 Terms and Conditions Page 2 Revised 2023 FIELD REPORT located at approximately the center of the ridge beam will stay in place. · No aspects remodel impacted existing roof framing. · No aspects of the exterior existing walls are impacted by the remodel. · Slopeside Engineers was notified that all exterior aspects of the townhome will not be a part of the current renovation. CONCLUSION: After our initial observation, Slopeside Engineers has made the following conclusions: · Lower Level o The renovations to the lower level demolished a load bearing column and added a new (2)2x4 header with single 2x4 trim studs (Figure 3). The new header is not adequate to support existing transfer load. Slopeside Engineers recommends adding a (3)1 3/4x9 ½” LVL to replace the header with (2)2x6 trim studs on each end. Additionally, a 24”x24”x12” pad footing reinforced with (3)#5 bars each way on the bottom will be required to support each trim stud. A Simpson ABU44Z post base attached to each footing with a ½”diax5” Titen HD screw anchor should be used for each (2)2x6 trimmer column to hold the base off the new pad footing. See attached SSK 01.  As an alternative to this proposed solution, the contractor can replace the load bearing column that was removed. o The remaining renovations of the lower level did not appear to impact lower-level load bearing structural elements. · Main Level o The renovations to the lower-level cut studs from a load bearing enclosure wall on the stairs with new studs scabbed on (Figure 5). Slopeside Engineers recommends adding (6) Simpson SDWS16212 per scabbed stud to reinforce the connection between the new and existing studs. Provide a minimum of 2” end distance, 1 ¼” edge distance, and 3” spacing between the rows of screws. · Upper Level & Roof o The upper-level renovations did not appear to impact upper-level and roof load bearing structural elements. · Exterior o No modifications are being made to the exterior of the building. Slopeside Engineers has informed the contractor and requested that the proposed modifications be completed. Upon completion, Slopeside Engineers has requested that the contractor provide photos documenting the updated work. With the requested modifications being completed, the renovation will adequately keep the existing load path intact and not impact structural performance. Other than the two areas Slopeside Engineers has noted above, the renovations did not appear to impact the existing structural load path and should not require any further modifications. As an alternative solution to SSK01, the contractor can opt to replace the load bearing column that was removed. 06/12/2023 Terms and Conditions Page 1 Revised 2023 FIELD REPORT 6/8/2023 Randall Davis 720 W Hopkins, Unit A Aspen, CO 81611 Slopeside Engineers, LLC 1809 Grand Avenue Glenwood Springs, CO 81601 Reference: Existing Structure Investigation 131 E Durant Ave Aspen, CO 81611 PURPOSE: Slopeside Engineers was contacted on 6/5/2023 regarding a remodel underway at 720 W Hopkins, Unit A in Aspen, CO 81611. The City of Aspen halted construction pending a structural review and report. The site visit was conducted to observe and document what impact the proposed interior remodel has on existing structural load path. Slopeside Engineers did not evaluate the adequacy of the existing structural elements throughout the building to current code standards (i.e. roof framing, floor framing, exterior walls, lateral elements, etc). The intent of the visit was only to see if the remodel changed any aspects of the existing structure that would negatively impact the existing load path and structural performance. No warranties or guarantees shall be implied regarding analysis of existing framing. Please note that a report of this nature requires certain assumptions and/or conclusions based on visual observations only and does not draw any conclusions for aspects of the structure that were not visible at the time of the site visit or for any future modifications. OBSERVATIONS: Slopeside Engineers visited 720 W Hopkins, Unit A at 1 pm on 6/6/23 to meet Tommy Kanarellis, who took us through the site on behalf of the owner, Randall Davis. Existing framing conditions are summarized below: · The lower level was slab-on-grade with bearing and non-bearing stud walls (Figure 1). o In the bathroom area of the lower level, a load bearing column was cut and transferred out on a new (2)2x4 header with a single 2x4 trim stud on each end (Figure 2). o The stairs from lower to main level remained intact and the North stair stringer transfers out on the new header installed in the lower-level bathroom (Figure 3). · The main level floor was framed with 2x8 floor joists at 16” on-center spanning North to South with ~12-ft spans on the East end of the townhome and ~16-ft spans on the West end of the townhome with exterior load bearing walls (Figure 4). o Based on visual observations, there appeared to be a main level transfer beam carrying main level floor joists transferring out on the column that was removed during the remodel. o The enclosure wall on the stairs from the main to upper level is load bearing, and the studs were cut by the contractor with new studs scabbed on (Figure 5). · The upper-level floor was framed in an identical fashion to the main level (Figure 4). o The stairs from the main to upper level remained intact with the North stair stringer transferring out on a load bearing column landing on the new header in the lower-level bathroom. o The contractor notified Slopeside Engineers that the upper-level column (Figure 6) 06/12/2023
