Re: Residential Remodel: Unit 3C North of Nell
555 East Durant Street, Aspen, CO.
Our office has reviewed plans for the proposed remodel project at the noted third
and fourth floor North of Nell units. Our office has provided structural design services for
a number of projects at the North of Nell building. Most recently was the 2022 remodel
of Unit 3A. Most significantly was a 2009 maintenance project which involved a
replacement roof and new guard rails for the exterior decks.
We have completed a review of interior demolition plans and remodel plans for the
noted unit (Michelle Henderson, Interior Designer(January 17, 2023)). Based upon our
understanding of the building's structural framing, the present architectural proposal does
not impact the building's framing systems in any negative manner. Consequently, it is my
professional opinion that the proposed project can safely proceed with appropriate safety
protocol measures and structural inspection services.
Note that the structural framing system is based upon structural steel frames (Steel
column and beam lines) spaced at approximately 19 feet on center and wood sawn 2 x 12
rafters and floor joists spanning frame to frame. For a majority of the building the steel
framing runs east-to-west (along the length of the building) and the rafters and floor joists
span north-to-south. During the demolition and de-construction phase the contractor
should take care to leave all structural steel elements in place and undamaged. Any
modification to the relatively long span 2 x 12 framing will require structural analysis.
Our office recommends that we perform a structural inspection of the exposed
framing during the demolition and deconstruction phase. Given the age of the building
and the relatively long joists and rafters, individual joists and rafters may require rein-
forcement. During the remodel phase any plumbing or HVAC work which impacts the
framing systems should be evaluated by our office. Please call if you have any questions.
